DESCRIPTION:
Renovated in early 2023, The Gion House Lower Level is the entire ground floor of historic two-storey machiya on a quiet side street in the heart of Gion. With its own entrance, it is completely independent from the Gion House Upper Level. It’s perfect for up to four persons. Alternatively, the entire house can be rented for up to eight persons.
There are side-by-side bedrooms, separated by heavy sliding wooden doors. Sleeping is either on a comfortable Western-style bed, or on a double futon placed on tatami mats in the Japanese-style bedroom. The sofa in the living room converts to a sofabed when needed. Underfloor radiant heating keeps the place warm and toasty in the Winter, and air conditioning units in each room ensure cool comfort in the Summer.
The ambiance is captivating yet cozy, exuding a modern Japanese aesthetic. Original Japanese architectural details are complimented by antique lighting fixtures and woodwork throughout, and by a thoughtful curation of antique Japanese and Scandinavian furniture, mixed with modern hand-crafted furniture by Japanese artisans. Beautiful handcrafted “washi” (Japanese paper) is used on ceilings and sliding doors. The exceptional design feature of this unit is the high-end, custom-built bath and shower area, which is made of stone. The oversized bath tub large enough for three persons. There is a private “tsuboniwa” inner garden, which can be viewed from the living room or the bath tub. The kitchen is fully stocked with everything one could need to prepare simple meals.
According to neighborhood sources, before it was converted into a residence, The Gion House was an "ochaya," or a traditional establishment where the patrons of Gion were entertained by geisha in a very exclusive setting. The house is over 100 years old, and despite being meticulously renovated with the comforts of Western visitors in mind, it retains many of its original architectural features. The location is superb in terms of being central and being steeped in atmosphere. This property is located within the very heart of the historic Gion district. The location is completely quiet, since it is tucked on a side street with almost no through car traffic. There are numerous temples, restaurants, and shops located nearby, with walking access to major tourist sights such as Kiyomizu Temple, Chion-in, and Maruyama Park. The downtown shopping district and Kamo River are also just a ten minute walk away. Nearby is easy access to public transportation and taxis. The Gion House is just five minutes' walk from Hanamikoji Street, one of the most traditional and preserved sections of Kyoto, where you can find old "machiya" style wooden houses in abundance. You can also find geishas scurrying down the alleyways on their way to work in the evenings. Our property borders the expansive grounds of the Kenninji Temple, Kyoto's oldest Zen temple. Our other properties Amber House Gion and Indigo House Gion, as well as our office, are all within 50 meters distance. Our friendly and attentive English-speaking staff is nearby to help with any needs you may have during your stay.
The house was been the subject of attention by international media and the film industry. It was recently used as a location for an upcoming American TV series being released in later 2023. It has been featured on HGTV, CNN, and FT (Financial Times,) as well as in several architecture-interior related magazines. The Gion House was selected by Lonely Planet Japan's author Chris Rowthorn as the 'Best Vacation Rental in Kyoto.' You'll enjoy the luxury and ambiance of the Gion House, and the location can't be beat for a memorable Kyoto experience in the very special part of town called Gion.
We encourage you to take a moment to explore the invaluable reviews shared by our previous guests.

Quintessential Kyoto Experience
Superb omotenashi provided by Junko and Mina! They were so friendly and nice, and their office was only a short 2-minute walk down the street. If you needed anything, just drop by the office or send them an email. The house is on a side street close to Hanamikoji Street and Kenninji Temple but gets very little tourist traffic, so it is truly a respite from the busy Gion tourist area. Yet just a short walk away you will find many wonderful small restaurants - in particular, Mushoshin (ramen) and Ebisugawa (gyoza). The lower level was spacious and elegantly refurbished with traditional Japanese design and antiques (see the photos on Old Kyoto website). Our stay was for 15 days, and the local grocery store, Happy Rokuhara, recommended by Junko was fun and fabulous. The kitchen was well stocked with appliances, pots/pans, tableware, etc. and allowed for us to eat in about half of the time. However, you do have to buy condiments like oil, spices, etc. which were not provided and may not be practical for a stay of a few days. The Western bed was very comfortable, and we used the additional tatami bedroom for exercises/stretching and massage - Junko can recommend someone to come to the house to do shiatsu. The bathing area is beautiful and large, and the atmosphere is very tranquil as you sit in the tub and look out at the tsuboniwa. October usually isn't a problem with mosquitoes, but this year was an exception - especially since the window in the bathing area needs to be partially open for ventilation. Be sure to use the battery operated Vape mosquito repellent on the floor beneath the coat hook near the entry hall - turn it on! We didn't notice it until halfway through our stay. Lastly, the washer/dryer combo worked surprising well, and the supplied laundry detergent seemed to be hypoallergenic. For longer stays, you can request housecleaning for about $100, which we did on our second week. Side note – October is the time for chestnuts, and if you want to experience a truly memorable Chestnut Mont Blanc, visit Waguri Senmon Saori, just a 12 min walk from the house across the Kamo River. Overall, the wonderful staff, the location, and the traditional Japanese esthetics and sensibility makes The Gion House (lower level) a place to return to when in Kyoto. We highly recommend Old Kyoto and The Gion House. Domo arigato Junko, Mina and Curtis.
Perfect
This was our first stop on our first ever family trip to Japan and we will definitely be heading back (to both Japan and an Old Kyoto property). It was magic -a great introduction to Japan & a retreat in what we thought was the best location in Kyoto! The Old Kyoto team looked after us , were very responsive and provided some great tips. Hope to be back there soon!
Vraiment beau
Wonderful Stay!
We booked the lower Gion House for our family of 4 for three nights in June 2024. The online booking process was easy and I got a confirmation email. Closer to our arrival date we received an email with clear check-in instructions on how to get there from the train station, airport and how to access the key from the lockbox outside the door. Overall we had a great experience. The home was spotless, kitchen well equipped, the washer/dryer worked like a charm. It was wonderful to come home to a nice, quiet place after a hectic day of sight-seeing and sleep on comfortable beds. Highly recommend Gion House. We would love to stay here again on our next visit to Kyoto. Thank you Curtis and Junko!
Great Location
Pictures can’t do this place justice. The design of the space is so well thought out. It was the perfect Kyoto oasis we were looking for. Can’t emphasize how great the location is.
Loved staying!
We loved staying at the Gion house! The location was great, close to restaurants, walkable to other places and near transit line to get to other places either in Kyoto or outside. Definitely recommend to anyone who wants to be close to Gion and still have flexibility to go explore.
Definitely will want to come back and recommend to others.
Beautiful and tranquil
Such a beautiful and tranquil private house in a peaceful and beautiful location! Would stay there again in a heartbeat
Beautiful space, and local recommendations were amazing. Great quality stay, thank you for everything.
Absolutely Amazing!
Wow best experience ever for our family of 4. This house is stunning..traditional Machiya however modernised for today’s people. It had all the amenities we needed, very close to all of Gions attractions, transport and restaurants. The office staff were so helpful with bookings and questions both before and during our stay. Would highly recommend this beautiful comfortable place over a regular hotel chain.
Best vacation rental we ever stayed at!
The traditional Japanese aesthetics were my girlfriend’s favorite. My favorite was the beautiful large tub with window to garden, which was the perfect way to warm up during our winter trip. Super easy to get around area and near plenty of traditional shops while also being close to more modern ones. The guidebook of recommendations was a nice touch and our host was responsive to questions using the app. He recommended a great dinner spot where we both had the best meal of our lives. We are super appreciative :) Will book again if we come back and share with friends who come to Kyoto.
Responsive, kind, considerate
Curtis, Junko, and team were all extremely pleasant to work with. Responsive, kind, and considerate of our time. Their instructions, both in the Airbnb app along with notes in The Gion House were very helpful and made our experience seamless. The location of this home goes unmatched and in my opinion, is situated in the most pleasant part of Kyoto. We were blown away with Curtis’ restaurant / cafe / bar recommendations (to be found in a binder upon arrival), as all trialed were a success. Junko, who was the property manager and representative during our stay, was so kind and made us feel at home. No questions were left unanswered. Anybody visiting Kyoto for the first time needs to stay here!
Great location
Great traditional house, loved the location, right in the heart of old Kyoto, easy walking distance to everything, staff super helpful
Wonderful hosts
Curtis and Junko were wonderful hosts for our first time in Kyoto. The place was warm and comfortable in late December and great for 3 guests. We had an accident (by our own fault) on Christmas morning and Curtis and Junko responded early and resolved everything while we were still able to enjoy our day.
Good Days in Gion
We thoroughly enjoyed our few days staying at Gion House. There was plenty of space for the two of us and we had everything we needed plus more. The team at the office were responsive and so helpful including stepping in when I accidentally booked luggage delivery to arrive at a time when we wouldn't be there!
It's a great location and in close walking distance to the charming streets of Gion as well as conveniences such as supermarket, shops, restaurants etc.
We used the laundry facilities and took advantage of the beautiful bath. Air con worked amazing and the temperatures meant we really needed it! Two small considerations for other people thinking about staying here is that there isn't much natural light coming and there can be some noise (mostly footsteps) from the accommodation above. For us, these were both minor and didn't detract from a great stay.
Perfect stay
I cannot say enough about how wonderful this house is and the staff are! Super clean and spacious for a family of 4 (2 adults, 2 teens). It has a beautifully western/eastern decor that's not at all cluttered yet has all the amenities - including a washer/dryer which is a big plus. Large, clean renovated bathroom with a beautiful tub and rainfall shower. There are 3 sinks in the home which was another bonus in the morning/evening. Location is everything! Pretty much a short walking distance to almost everything we wanted to see during our stay - both popular and less-visited sites. Lots of food options, within a short walking distance. Located on a quiet street, noise was not a problem at all. A HUGE bonus about this house is a dedicated team that's available to help out - not only regarding the house stay but also exploring Kyoto. Almost like having a personal concierge - friendly, speedy, and knowledgeable - I'll definitely be staying here again!
Would definitely recommend!
The house was such a joy to return to after a long day of sightseeing in riding trains. What we loved was how secluded and peaceful the neighborhood was - and only a 10-15 min walk to the bustling downtown area. The bath was also very large and was great to just soak. Would definitely recommend to any travelers!
Lovely Place to Stay
We greatly enjoyed our stay at the Old Modern. Situated in a convenient location, the accommodation itself was cosy, authentic and had everything we needed (plus a couple of nice small touches here and there). Check in was easy, owners were super responsive, and nothing was a hassle. Would absolutely stay here again!
Amazing Stay
My husband and I spent 3 nights at the Gion House Lower House during our honeymoon, and we had a wonderful stay. Mina and Satoko helped us during the check in, and even gave us a champagne bottle to celebrate our wedding.
Everything was perfect and we can’t wait to be back again.
Thank you so much for the amazing experience.
Beautiful Property in Perfect Location
We enjoyed the opportunity to stay in a historic house in Gion. The location is the perfect balance of privacy and close proximity to the main streets. It is also the perfect balance of old and modern.
The beds were comfortable, there was ample storage and plenty of outlets. The bath area was spacious and soaking in the tub was a wonderful way to end a full day of sightseeing. The washer/dryer unit worked well. Having fresh laundry during a summer visit is no small thing. Old Kyoto is on the top of the list for the next time we visit.
Recommend staying here
Our stay at Curtis' & Co's place was great and we would recommend staying here. Pros: -Excellent location - beautiful and peaceful area, quiet, close to public transportation, lots of restaurants/cafes within walking distance -Easy and accommodating check-in - we were able to check-in early and we were greeted with a warm welcome at the door -Everything in the house has English translations (the washer/dryer, the aircon remote...) -There is a couch in the living room (!), a 'normal' table with chairs, and a Japanese table -The bed/bedding were comfortable -Great homey atmosphere -Plenty of space for 2 people -Well-stocked with appliances, coffee/tea, towels... -Awesome shower room with great water pressure -Recommendations for activities, restaurants, cafes... provided by host Cons: -No parking nearby (we had a motorbike but this is uncommon in Kyoto) -It's an old wooden house that has been remodeled but you can hear the guests above walking around sometimes -A bit pricey
Beautiful, authentic home
Located in a gorgeous part of the city. Very well equipped and very comfortable. Highly recommended.
Extra special
Gion house made our visit to Kyoto extra special. Conveniently located in Gion district, we were able to walk to many restaurants and attractions. Most importantly, Curtis was an outstanding host and the house was comfortable traditional Japanese home with a modern twist. Highly recommended!!!
Loved The Gion House!
The location is fantastic for exploring the area. The bathroom is off the charts. Fabulous time in Kyoto!! Thank you!
We had a wonderful in this traditional Gion home. It was a real experience. Could not have wished for anything better. Thank you so much!
Loved this place!
Loved this place! Location is awesome and the space is beautiful. If you enjoy cooking there is a wonderfully stocked kitchen. Great host, responsive and helpful!
Perfect Location, Beautiful Home
We had the best time at the lower Gion House! The house is beautiful and perfectly appointed. The bath and shower are particularly amazing. Curtis was so easy to coordinate with and was overly hospitable to us. We will definitely be back and highly recommend a visit!
A real gem
This felt like a real find. Such a wonderful and comfortable place to stay and well suited for our family of 4 (2 adults and 2 teens). Curtis and Junko were incredibly welcoming and helpful, both before and during our visit, including sorting us out with taxis and restaurant bookings (thanks again!)
Blown away
My family and I were blown away by this house. It was so cozy and beautiful, it was actually kind of hard to leave every morning. Kyoto is chilly in the winter so the heated floors and the heaters in every room allowed for a wonderfully cozy vacation. Curtis also kindly allowed us to leave our bags in the house while we spent our last day in Kyoto. Hope to stay here again!
Incredible place
I cannot say enough good things about The Gion House (lower). We booked this as the last stay in our two week trip in Japan and it was an incredible place to end a wonderful trip. The location was fantastic - wonderfully quiet, 3 minute walk from Kennin-ji and very close to a lot of tourist needs (7-11, Family Mart, Gion-Shijo Subway Stop, great restaurants). The house was a great retreat after walking around all day. The rainfall showerhead was the best! Curtis and Junko also made the stay excellent - they were both very responsive and helpful. Junko even helped us ship our luggage into Tokyo. We had high expectations given the great reviews and pictures and our expectations were exceeded. Highly recommend!
Gion House Lower
My daughter and I stayed here for five nights. It was the perfect place to stay for us in Kyoto. We got a sense of the past but benefited from all of the modern updates plus it has a fantastic location for exploring Kyoto. We had no issues but if we had any Junko was available to assist. Definitely five stars.
Authentic and comfortable, great location
We had a wonderful stay for 3 nights and enjoyed the freedom of the place. The location was perfect, right in the middle of Gion and easy access. The atmosphere feels very authentic and one of the showers we had :)! Thank you and can definitely recommend
Could have stayed longer!
My 20 year old grandson, Max and I recently stayed six nights in the Lower Level Gion House and loved every minute of it. The layout suited us perfectly with privacy when required and shared space for eating and relaxing.Exploring this area of Kyoto was so wonderful and I could have easily stayed another week. The Autumn leaves were at their most glorious peak which was a thrill for us with our joint interest in photography.I have already recommended your accommodation to friends and family and sincerely hope I am able to return before too long.Thank you and best wishes.
Perfect accommodation
We rented both upper and lower levels of the Gion House. It was the highlight of our stay. After long days of incredible sightseeing and two all day hikes, we were so happy to get “home.” We could not have been more comfortable and felt that we truly got the authentic experience in our favorite neighborhood. Junko was always available just a few houses away and gave us invaluable advice about what we should see. The house was immaculate, well-equipped, and totally comfortable. We felt like residents rather than tourists and that made all the difference in our experience. We recommend the Gion House to anyone who is lucky enough to get reservations.
Perfect stay in Gion
We were fortunate to have stayed in the upper and lower accommodations in the Gion House - a perfect location to explore Kyoto. Curtis, Saki and Junko were all so helpful and informative. Assisting us with our every need. Really appreciated them being there for us. The neighborhood is wonderful and neighbors friendly. Kenninji is so peaceful and it's an easy walk to so many incredible sites, restaurants and shops. The house itself has everything you need and is well appointed sensitively and with attention to detail. It's truly a special experience to "live" in old Kyoto rather than just visit and pass through. Highly recommended. Arigatogozaimasu.
A Month in Paradise
Every year I rent a place in a different city in the world for one month, go alone and live as much as possible as a local. This year for my 9th city, I choose Kyoto and Gion House. I do a lot of research but there is always that moment before you get to the place where I will call home for the next month where you pray it will be wonderful. My prayers were answered with Gion House. Serene, tasteful, well appointed and set in a terrific location on a quiet street. I slept so well thanks to the blackout shades andl ack of noise. I love to cook and I was able to practice my new Japanese cooking skills in the nice kitchen. I was able to have people over for drinks and be proud of where I was entertaining. The neighborhood is enchanting and some days I just strolled around and pinched myself for the good luck to have landed here. Curtis and his staff were really lovely and helpful before and during the stay which I so appreciated as my Japanese language skills are minimal. Stay here and you will be happy with your choice.
Charming home in a beautiful neighborhood
Indigo House is located in an historic and charming neighborhood. The house itself is perfectly updated while maintaining a lot of its original elements. The house was very clean and well appointed. The bathroom was particularly lovely - nice large shower/tub room. We loved our stay there, feeling like we got to live like locals. We would absolutely recommend and hope to return some day.

DESCRIPTION:
The Gion House Upper Level encompasses the entire upper floor of The Gion House, a traditional machiya which is steeped in history. Nestled on a quiet side street in the heart of Gion, the house was meticulously renovated in early 2023. With its own entrance, the Upper Level is completely independent from the Gion House Lower Level. There is room for up to four to sleep... two in the tatami bedroom on a futon, and two in the double bed in the Western-style bedroom. Alternatively, the entire house can be rented for up to eight persons.
The Gion House Upper Level was renovated with the comfort of Western visitors in mind, while keeping an eye on preserving the exquisite architectural details from the time when the house was built. Old and new are thoughtfully intertwined…a large leather sofa and floor chairs by Vernor Panton provide comfortable seating in the living room, which features elaborate original woodwork on the raised ceiling, and distinctive checker-patterned glass on the windows. There are several pieces of art by contemporary Japanese artists, as well as an unusual collection of antique books on Japan and Japanese design in English.
Modern comfort features include radiant heating under the wooden floors, a large Western style bathtub, and wireless high-speed Internet. The high-tech toilet has all the bells and whistles. The kitchen is entirely new and fully equipped. There is a washer/dryer. This spacious unit has a tatami mat bedroom with double futon, and a Western-style bedroom with a comfortable double bed. In the living room, there is a 42 inch flat-screen cable TV, with access to many international channels. There is a wooden roof deck with chairs and table, a perfect place to sip your morning coffee while enjoying the views of surrounding hills, as well as a view of the maple trees of neighboring Kenninji temple, which is the oldest Zen temple in Japan.

A perfect blend of past and present
The Gion House Upper Level is stunning. Not only is the attention to detail in the restoration amazing, but Curtis done an incredible job creating such a comfortable, livable space, blending the old and new seamlessly. The information and local area guide provided for guests was invaluable, as were the labels on certain items such as the washer, microwave and TV remotes. In a destination that can seem overwhelming at times, Curtis and team have made it all very easy. In addition, the location is so central to some of the best areas in Kyoto, making it simple to walk or bike to everything. If you want to feel "old Kyoto" while not giving up any modern conveniences or amenities, you must choose The Gion House. We're so happy we did - and we’ll remember it fondly for a long time.
Truly Unique Experience!
Staying at the old-world Tatami Japanese style home was a truly unique experience! From the traditional interior design to the historical ambiance, it felt like stepping into another time. We were fully satisfied with every aspect of our stay, from the authentic atmosphere to the warm welcome. The complete kitchen and amenities made our stay feel right at home. The washer dryer was awsome to have since this was days 5-8 in our 12 day trip.
Beautiful house
Beautiful house - fantastic location. The host team was super responsive and helpful. Would absolutely stay again
Wonderful Stay in the Heart of Gion
The Gion House was the perfect spot for our long overdue family vacation in Kyoto. Located in a quiet side lane in the central Gion district of Old Kyoto, it was our haven of tranquility and calm only a 5 minute walk away and far from the madding crowds and the hustle and bustle of the main streets. Our hosts Junko and Mina are simply fantastic, from initial enquiry right through to check out these two lovely ladies were extremely efficient and well organised, ensuring that everything was readily available or just a phone call away- thank you! Curtis has created a real home away from home and captured the essence of a traditional machiya with a modern flair in The Gion House. A real gem- highly recommended!
Extended our stay
Such a dreamy week at the Gion House; great location and we loved Kyoto so much that we extended our stay. A very cozy and comfortable machiya with its rich history! So grateful for the lovely memories with the family and the communication team was stellar and quick to help with recommendations and phone calls! The small details such as tea, sugar, laundry detergent, and bath products were very much appreciated. The radiant heating floors were perfect during our January stay! We loved the blend of architectural and modern designs. We always looked forward to coming back each day and relax at home away from home. The bathtub was great. We loved the neighborhood and we loved exploring by foot everywhere. Excellent hospitality and service, excellent home and definitely one of my top 5 favorite cities in the world now!
Loved our stay
We really loved our stay on the upper level of the Gion House. The communication was clear and they had lots of great advice and recommendations. The house itself was excellently restored and made for a really comfortable stay. I was happy to make use of the washer/dryer and appreciated all the labels and instructions in English. Definitely would recommend this place as a way to stay in a cool historic house while also having all the modern conveniences you need. The rooftop patio was also a vibe. Highly recommend for a private and comfortable stay in beautiful old Kyoto.
Very great apartment!
Really enjoyed our stay in this apartment. Had the feeling to be in a real Japanese house.
It is very well located, it was very clean and the persons helping with the accommodation very friendly.
Exceptionnel!
Nous avons passé un merveilleux moment dans la machiya de Curtis.
Worth the wait!
We had to postpone our trip to stay at Upper Gion twice because of the pandemic but my goodness it was worth the wait! The service and exceedingly clear and prompt communication we received from Curtis and his team in Kyoto (Junko and Keiko) was really great and much appreciated. And, the house. . .wow, the house. It could not be in a better location. It is on a very quiet street but so close to the heart of Gion and nearby temples. And, most of all, the house is so beautiful. It finally occurred to me that I felt like I was staying in the Tatami room at the Metropolitan Art Museum in New York. The house has been lovingly restored and it really is like being inside of a museum-worthy work of art. The website photos are accurate but somehow that doesn't capture the magic of being in such a special place. We look forward to joining the many guests who stay with Curtis and Old Kyoto over and over again.
Location, Location, location,… and Charming.
We were a party of 4 and loved staying in this wonderful historic apartment. The accommodations were comfortable, appliances and systems all updated and the place had a wonderful feeling to it. The hosts were great- helpful and responsive and left great instructions and book full of great recommendations.
Great Location, Comfortable, Quiet
Was there for two-week stay. Location can't be beat. Peaceful neighborhood tucked away within walking distance to so much of what Kyoto has to offer. House is very comfortable. Curtis and Junko are incredibly helpful. Read the binder provided for great Kyoto recommendations! 5 Star experience. Thank you!
Perfect
We (wife and I) stayed in the upper level of the Gion House during Nov 2022. We loved it! I can't think of a better place to stay. Easily walkable to all the "atmospheric" streets of Gion and Higashiyama and the nearby temples and shrines. Also a quick walk to Downtown Kyoto, Nishiki Market (which is awesome), and the Gion subway station. The house itself is quiet, very comfortable and it was great to have a little kitchen and some extra space. Very relaxing to come home to. Curtis and Junko were very helpful and communicative. I'd love to stay here again. Highly recommend. We had a great time wandering around Kyoto and the Gion House was a big part of our wonderful experience. Thanks guys!
Wonderful stay in a great location
My friends and I stayed in the upper level of Gion House during our Kyoto visit. From the outside, you immediately appreciate the character of the building and the neighborhood. You very much feel the specificity and of the place. The accomodations were excellent and the local advice was very helpful. The location was ideal, a nice quiet street, but close to many restaurants and activities. I'll definitely return.
Superb location, quality, comfort
First of all, Curtis was so friendly and available to me. We were having visa issues and he took the time to talk me off the ledge. He also held the property for us while we sorted out our issues. Had it not been for this extra touch, and some travel resources he recommended, we would have understood so much less about our options. Then, our stay at Gion was amazing. Authentic, rustic and new all at once. Spotless. The neighborhood it great. And we were more than comfortable. It was exactly as described. I loved it and would return.
It was a marvel to be here
It was a marvel to be here. There is the sound of birds and monks to musically accompany you in the morning, the light moves differently through the beautiful blue windows every half hour, reflecting through the space, and you can feel every day a peaceful and warm life. Curtis is knowledgeable, kind, and his understandings and appreciations are evident in the care and form of the space. This place was how I began to understand Kyoto, and I recommend it to anyone.
Home away from Home
Loved our stay at the Gion House - Upper level. Perfect central location, easy walking distance to food, metro, temples. The house had just what we needed and was perfectly set up. We felt like locals living in a house during our stay and in Japanese style. The hosts are very helpful with reservations - again making the experience more authentic for us. We didn't want to leave. Highly recommended place!!
Excellent home & service
We rented the upper floor of the Gion house and couldn't have been happier. The home is beautiful and spacious, and the roof deck is a nice touch (though can only accommodate two people at a time). The service from everyone at OldKyoto was impeccable: emails answered within a few hours, a detailed introduction to the home when we arrived, and tons of useful information. We couldn't be happier.
Ideal location
Gion House was a fantastic location to experience Old Kyoto. It was cozy in winter and so comfortable to relax after a day of exploring Gion and the surrounding area. The information provided set us up with a great itinerary for our 5 night stay we loved the restaurant information and were able to experience real japanese dining rather than winging it. Close to buses, short walk to grab a cab. We would stay in Gion House again.
A very special place
The Gion House is a very special place to stay - beautifully restored, central and peaceful. Highly recommended for everyone fascinated by the traditional Japanese way of life (with discreet mod cons) and who wants a central base for early temple visits.
Location, Location, Location
We could not have chosen a better location but add to the location was the property itself. A completely functioning two-bedroom apartment in the heart of Kyoto's Gion area. There is great shopping, restaurants and transportation at your footsteps. The property is well run and had all the amenities one could want. This was our first visit to Japan, as we will be returning, not only to Japan but specifically the Gion House. My thanks to Curtis and his support staff in Kyoto who helped make every part of our stay memorable. I happily recommend this property and you will be happy you choose it.
Parfait
Incroyable logement en plein cœur du vieux Kyoto, spacieux, tout confort, très bien équipé, très propre, chouette déco ! Nous recommandons vivement et n'avons qu'une hâte : y retourner...
Location:
563-12 Komatsu-cho, Higashiyama Ward, Kyoto, 605-0811, Japan
DESCRIPTION:
The Gion House – Entire House is available for groups of up to eight persons. Up to four persons can sleep comfortably on each level.
On the Lower Level, there are side-by-side bedrooms, separated by heavy sliding wooden doors.
The Lower Level ambiance is captivating yet cozy, exuding a modern Japanese aesthetic.
On The Upper Level, old and new are thoughtfully intertwined…a large leather sofa and floor chairs by Vernor Panton provide comfortable seating in the living room, which features elaborate original woodwork on the raised ceiling, and distinctive checker-patterned glass on the windows.
The location is very quiet, since it is tucked on a side street with almost no through car traffic.

Charming
What pleasure it was to reunite with family and stay in this home in the Gion district of Kyoto. Curtis, and his team of Mina and Junko were incredibly friendly and hospitable. We were fortunate to meet the owner, Curtis, and learn a little bit more about the property and its history.
House Gion, is charming and wonderfully restored. I would recommend this house without reservation to anyone who wants to experience living in a Machiya and exploring the Gion neighborhood.
We planned this journey back in 2020. Since then, Curtis & Junko have been so patient, moving the dates to 2021, 2022, 2023! And it was worth the wait. We booked the whole Gion House for our family and we had a great experience: the ease of check-in, the facilities and cleanliness, the location, and the little things that added value (bottles of water, coffee, etc.). The washing machine/dryer in each floor was also a big help since we stayed 5 nights in Kyoto and had to go on to the rest of our trip. Hope to come back someday to Kyoto (now one of our favorite cities), & will definitely stay at Gion House again. We wish we stayed longer! Thanks to Curtis, Junko, & Satoko!
Excellent location and well appointed house
This was our second time staying at the Gion house and highly recommend it. This time we stayed in both the upper and lower Gion house and had a great experience. The location is excellent and both levels are well appointed. The staff was extremely helpful both before our arrival and during our stay. Write your caption here
Friends
This was an excellent place for exploring Kyoto. The building and the area were full of character and the apartment offered plenty of room to spread out. The location was near plenty of restaurants and activities, but on a nice quiet street. I'll definitely be back.
Vacation
Amazing spot. Perfect location. Quiet. Comfortable. Would love to stay here again. Highly recommend.
Vacation
I cannot say enough good things about The Gion House (lower). We booked this as the last stay in our two week trip in Japan and it was an incredible place to end a wonderful trip. The location was fantastic - wonderfully quiet, 3 minute walk from Kennin-ji and very close to a lot of tourist needs (7-11, Family Mart, Gion-Shijo Subway Stop, great restaurants). The house was a great retreat after walking around all day. The rainfall shower head was the best! Curtis and Junko also made the stay excellent - they were both very responsive and helpful. Junko even helped us ship our luggage into Tokyo. We had high expectations given the great reviews and pictures from Airbnb and our expectations were exceeded. Highly recommend!

DESCRIPTION:
Indigo House Gion is two level “machiya” style traditional townhouse, which we transformed from its abandoned and dilapidated condition into an architectural showplace just a few years ago. This “machiya” was built in the early 1900s, and was formerly used as an “ochaya,” a teahouse where geisha entertained elite clientele.
It is located just a few steps from The Gion House and Amber House Gion, on a quiet cul-de-sac street in Gion, with no through traffic. The Gion neighborhood is known for its long history as Japan’s most important geisha district, where you can still find streets lined with the historic buildings for which Kyoto is known. And there is so much to see and do within walking distance. The heart of downtown is just a ten minute walk away. Our friendly and attentive English-speaking staff is at our nearby office daily to help with any needs you may have during your stay.
Indigo House Gion Lower Level is the full lower level of the house, with its own entrance. It’s completely independent from the Upper Level. There is enough room to accommodate two to three adults, or a couple with two children (please note: minimum age for children is 7.)
The two bedrooms are both in traditional tatami mat style, and retain some very distinctive original design details such as “tokonoma” alcoves, woven “ajiro” wood detailing on the ceilings, and bamboo molding. The larger master bedroom has a high quality bed with extra-wide double mattress, while the very compact second bedroom has traditional-style sleeping on a soft double-sized futon.
When entering the Lower Level, you can’t help but to be impressed by the interior garden, surrounded by huge walls of glass. The feeling is very modern, however, the focal point of the garden is a very old and crumbling Edo-period stone lantern.
The bath area has the luxury of space. It features an extra wide shower head, with full-sized bath tub. Of course, the toilet has those high-tech functions. And of course, there is a washer/dryer for guest use.
There is radiant floor heating to keep guests warm in the winter, and of course, air conditioning assures that the place stays cool in the warm season.
What is distinctive about Indigo House Gion? It’s bright and airy, since there are walls of glass surrounding the interior garden, which extends from the Lower Level to the Upper Level. The master bedroom has an expansive south-facing view of the inner area of Kenninji Temple, where you can see the monk’s cemetery and vegetable gardens, as well as the buildings where the monks live. There’s a lot of blue sky and green trees, and natural light. You can hear the sound of monks chanting their prayers early in the morning. You can also hear the enchanting sounds of crickets, cicadas, and nightingales, depending on the season.
Indigo House Gion was filmed by CNN for a the program called "On the Road," in a program called "Saving Kyoto's Beautiful Homes," which can still be found on Youtube. The opening segment shows Indigo House as we found it, before renovation.

Lovely stay in Kyoto
My husband and I stayed here during our trip to Kyoto and it was one of the highlights of our trip. I loved the vibes and ambiance of the neighborhood: peaceful, relaxing, and historic. It was well located without being in a busy area.
The customer service would keep us coming back to Old Kyoto properties specifically. Our stay was affected by a typhoon, but they made it easy for us to ship luggage and make necessary last-minute changes. It took a lot of stress out of a potentially super stressful situation. We also took many suggestions of where to eat from the guest book and enjoyed all of them, especially with the chance to be a little off the beaten path.
Perfect Location
We had a great time here. This was a perfect location, walkable to many of the places we’d wanted to go during our stay. The listing and photos described the unit very accurately. And the host was very responsive.
Best choice for our honeymoon
The accommodation was truly a combination of tradition and comfort. We loved how complete the amenities were while sticking to the traditional machiya design. The house had a washing machine, kitchen essentials, heated floors and even a bathtub. We were assisted well by Junko (we had to leave our luggage a few hours before check-in). The house is in a quiet area of the neighborhood, which was perfect for us after spending the day sightseeing. There's also a nearby convenience store, about 5-7 minutes away, if you need anything else. All in all, perfect for our honeymoon. We plan to return for the cherry blossom season!
Perfect Location
We loved our time at Indigo House. We had a spectacular 5 night stay. The apartment was stunning and in a perfect location for walking to restaurants and public transportation.
Maison de charme
Maison de charme idéalement située, dans un des plus beaux quartiers de Kyoto. L’environnement est paisible. Une très belle expérience !
A Perfect Stay
I couldn't imagine a more perfect place to stay in Kyoto. Amazing location within walking distance to so many spots we wanted to see while visiting Kyoto - yet also in a very quiet and peaceful neighborhood. The home was just beautiful and was a perfect mix of modern amenities and traditional charm. Luxurous bathroom to boot! We referenced Curtis' binder full of recommendations daily, and they were always on point and very useful during our stay. Check in was a cinch and the instructions were extremely helpful. We can't wait to come back and stay here again. I can't recommend the Ingido House enough. Thank you for making our Kyoto trip so wonderful!
Perfect
The place is perfect - located in Gion, which is close to a few most popular spots in Kyoto, but being on a local street the neighborhood is also really quiet at night. The room is super clean and well organized. Curtis and Junko are really helpful. We really like Kyoto and enjoyed our stay at Indigo house gion- we’ll come back!
Perfect
We had an exceptional stay at The Indigo House. Our only concern in winter was that it would get cold in a traditional ryokan, but that was dispelled immediately. Underfloor heating plus an air conditioner at each end of the house meant we were in luxurious warmth the whole time. The property could not be in a better location. Highly, highly recommended, Cannot wait to go back.
Highlight of our Japan visit
Indigo House was one of the best parts of our visit to Japan. Super helpful hosts, great location, kitchen facilities, comfortable bed, beautifully decorated, and very peaceful and relaxing. Can't recommend highly enough. Thank you for having us!
Wonderful stay
We stayed at this beautiful machiya house for our honeymoon. The house is very comfortable and we really felt at home. It is spacious, the bathroom is great with a large shower and a bathtub with a view in the inside garden to relax after a long day sightseeing... The kitchen is very well equipped which was perfect for breakfast and dinner preparation. The location in Gion district was perfect and it was very quiet. Chris and Junko were wonderful hosts, before and during our trip. We would love to go back!
Incredible accommodation for our anniversary trip
Beautiful property in a beautiful neighbourhood. The bedroom was relaxing, awesome bathroom facilities, fully furnished with everything you would need while on holidays. Kitchen, laundry, close to a lot of must see locations, very helpful hosts. We loved our short stay in Kyoto and this accommodation played a big part in that. 100% recommended.
Perfect
This was a perfect location and a perfect lodging. We spent five nights here and loved it. The staff took care of our every need. Highly recommend.
Gratitude
When arriving at Indigo House we felt a sense of gratitude for being able to stay at such a special place. The house is just as beautiful as the pictures show and the personal touches were exquisite. We booked the entire home (Upper and Lower apartments) with friends and we all agreed we couldn’t have chosen better. Throughout our stay we appreciated the elegant touches and overall aesthetic of the place. The home has been refurbished with love, kindness, care and also a deep respect for the dignity and history of the original Gion home. This has resulted in Indigo House maintaining a soft sacred feeling. We felt privileged to stay there. We referred to the visitor’s book often and the guest services offered by our hosts were impeccable. The home is also on a charming quiet street in a terrific location. We can highly recommend this special gem of a home.
Beautiful space
Beautiful space, exactly as pictured! The staff was on hand and helped us call a cab, held our luggage for us after check out, and answered all our questions. The check in was seamless and we loved the location. Right in heart of Gion! Would definitely stay again if I’m back in Kyoto!! Thanks again!
Lovely and comfortable
The Indigo House was perfect for our visit to Kyoto. It is centrally located in Gion, so we walked everywhere easily. The lovely and comfortable lower level was charming and nicely updated. The air Conditioning worked well. It was sparkling clean and cute!
Best of both worlds
We stayed 8 nights at The Indigo House. Upon booking, the owner turns things over to Junko and Saki, who speak very good English and serve as your personal concierge to answer any questions and take care of reservations. They even called ahead to confirm our later bookings outside of Kyoto. They leave an iPhone for guests to use. It’s the best of both worlds: Japanese style lodging but equipped with a modern bathroom, small kitchen and washer/dryer. Plus, it’s just steps away from everything we needed, from a market, ATM and coffee houses to buses and trains. And since it’s right next to Kennin-ji Zen Buddhist temple, each morning at 4 am we were greeted with the soft sound of a gong, like a gentle reminder of where we were. We wrote more about our stay at www.twodowndogs.com.
Indigo House, Lower Level
We have been hooked since our first stay in Gion House in 2012, and have returned virtually every year since. This was our first stay in Indiogo House, and it was just as wonderful . The location in one of the areas which is most evocative of traditional Japan is perfect, and access to the other outstanding sites in Kyoto by underground or by walking is very easy. The calm and quiet of the location are a wonderful contrast to the busy streets of Kyoto, and the opportunity to scour the never-ending options in the famous food market and prepare them at home is not to be missed. Add to all that the wonderfil blossom at the end of March/beginning of April and there is nowhere comparable to be, unless it is a return visit for the fabulous Autumn colours in November.
Wonderful!
Indigo House is wonderful - loads of space, amazing traditional layout with all the modern facilities. Curtis and Junko were very responsive to emails and easy to communicate with. There were only two of us, but there would also be plenty of space for a family. Best of all, this is such a brilliant location for exploring Gion! We would highly recommend this house and would love to come back some day.
A Perfect Stay in Kyoto
We spent 6 nights at Indigo House (Lower) recently and found it perfect in every way. The house is beautifully appointed, immaculately clean and located on a quiet atmospheric street which is close to all the essentials such as food and transport but also within walking distance to many of the sites. We loved coming home to the Indigo House at the end of every day to relax. The house had everything including a well equipped kitchen, a small but beautiful interior courtyard garden which gave it a very genuine Japanese feel, a very comfortable bed and the most amazing shower ever. The neighbourhood itself offers a wonderful mix of peaceful strolls (Kenninji Temple grounds) or more lively streets with excellent restaurants (helpful recommendations were provided on the cell phone made available to guests). Having the equivalent of a concierge was an unexpected bonus which we haven't experienced when we've rented other apartments or homes but definitely came in handy. We thoroughly enjoyed our stay and would not hesitate to return or recommend to others.
Fantastic stay
We had a fantastic stay in the lower level of Indigo House. The location is perfect - pretty, quiet street, within walking distance of sites and restaurants and more pretty streets. The apartment felt spacious, the bed was comfortable and the shower was amazing. The heated floors are a luxurious touch! The concierge team went above and beyond, calling multiple restaurants when we arrived with no reservations, arranging taxis and a visit to Kokedera, and helping us plan out our days. You are in excellent hands with Junko!

Wonderful Stay
We had a delightful stay at the Indigo House Gion, Upper Level. The preservation of this machiya-style house strikes a perfect balance of keeping the beautiful aesthetic I imagined, with the right amount of modern updates, all tastefully placed.
My husband, son and I keep talking about the beautiful woodwork, the sliding doors, and the feel of the place. We can imagine people having tea there a long time ago. And yet, we had a lovely tub and bathroom, a washer-dryer, and a well-appointed kitchen. Our beds were also very comfortable, and the air conditioning worked well.
The neighborhood itself is delightful, near a shrine and interesting shops, plus a grocery store with anything you could want. Our friend stayed in the lower Indigo House, and together, we explored Kyoto. Coming home to the Indigo House each night and sipping a little sake felt blissful. Everyone involved with Old Kyoto was very helpful, and the instructions were extremely clear. We would love to stay here again and give it our highest recommendation.
The unit was perfect for two people. It was clean and well equipped. The location was excellent for walking to everything in Gion and a 10-15 minute walk to the subway station for access to other areas of Kyoto. It is obvious that a lot of thought was put into the design of the unit to maximize the space and comfort.
Wonderful Stay!
My husband and I stayed here for three nights while on our honeymoon in Japan. The apartment was absolutely lovely—comfortable, clean, and beautiful—as was the location, tucked away in a quiet but easily accessible area. Everything about the process with Old Kyoto was easy, from booking through pre-stay communication to the checking in and out process. They even left us a little bottle of champagne in celebration of our wedding!
Beautiful house
Beautiful house in the heart of Gion! Curtis and his team were so helpful, and we particularly appreciated their detailed restaurant recommendations. Our stay was wonderful and we did not want to leave. Thank you for a great stay!
Will return for sure!
Truly authentic Kyoto experience in Gion, original machiya with two apartments. Great location, next door to Kenninji temple with vast zen garden, and numerous izakayas and restaurants. We found it by accident, and when exploring Kyoto, realised it could be one of the best locations to be stationed. Mostly for families or people looking for quiet pedestrian traditional neighbourhood. The office of the host is around the corner, and Junko was very helpful with first hand local recommendations. Will return for sure!
Wonderful place to stay
What a great place to stay. Beautiful house, extremely comfortable, everything you might need and well located. Would strongly recommend it.
Loved everything
Wonderfully comfortable efficiently furnished little place. Absolutely loved everything from the tea kettle to the large mater bedroom. Would highly recommend!!
Comfortable home away from home in Gion
Our family of four found curtis’ home to be a comfortable home away from home in Gion. It is convenient to shopping, restaurants, important shrines and public transportation yet it is quiet. It is small for 4 people (our second child slept on our floor and there is only one bathroom), but that’s as described. Curtis includes a detailed book of recommendations. Shower works great as does the washer! Highly recommend staying here.

Had a quiet and lovely stay!
Everything was as described and made our stay in Kyoto better than expected.
Wonderful place to spend time in Kyoto.
It's a beautiful old place with squeaky clean modern amenities in the heart of the charming Gion district. The hosts are very helpful and attentive and I would not hesitate to recommend it.
A Hidden Gion Jewel.
We booked Indigo House pre COVID. Curtis held the booking for us until Japan reopened, for which we are most grateful. His team in Gion could not have been more helpful over our 10 day stay, thank you Junko and Satoko! The location is ideal, very central yet quiet and full of light and air from the central courtyard and the rear window to the green spaces of Kennin-ji. All the modern amenities inc. great wifi are there, we had one very pleasurable rainy day where we just hung out in the machiya. The interiors are special, with a delicate, authentic touch that speaks of old Kyoto. Will return, thank you OLDKYOTO team!
Would book it again
Curtis home was so beautiful, nicely decorated, nicely restored and so clean. The location is great, there so much to see and do in Gion. The host was responsive, helpful, and gave us so many advices. It’s felt like home, we really enjoyed staying there. Would recommend the listing and would book it again if coming back to Kyoto.
Wonderful Stay
Our family of four had a fantastic stay at the Indigo House. Excellent location, the apartment was perfect for four, clean, fully stocked and well appointed. Would stay here again in a heartbeat. Thank you Curtis for having us!
Great accomodation
Fantastic spot right in the action of Kyoto, yet quiet surrounds Curtis and Junko extremely helpful from initial contact to departure. Our family of 4 loved this spot and can highly recommend!
Enjoyed every inch
I’m extremely impressed by all the details of the indigo house, and the way you’ve handled the renovations. It truly feels like home, and I could not have hoped for a better place to stay. Thank you, this is a true work of art, and we enjoyed every inch of it.
Best rental I've ever stayed at
Probably the best vacation rental I've ever stayed at (and I've stayed at quite a few over the years). The check-in process was super easy and they were very communicative and proactive with the check-in instructions and directions to the property. The inside of this place is so magical. It is impeccably clean, with old-world charm that have all of the modern amenities you'd need. It is in a very quiet and walkable area of Kyoto and they provided a number of local recommendations and tips for the area. Overall, I could not have been more pleased with my time in Kyoto and staying at this place fully enhanced my experience of Japan. 10 out of 10 endorse a stay here. Thank you for a wonderful trip!
Amazing place to stay in the heart of Gion
an amazing place to stay in the heart of gion. everything is walking distance. 700 yen okonomiyaki is down the street. the bars, food and main river walk is a stone throw away. my best stay in kyoto so far.
Absolutely Amazing!
This house was the highlight of our two week trip to Japan! We decided we wanted to stay in a traditional apartment during our visit to Kyoto and booked the Indigo, upper level. It was perfect! We loved the rooms, the motif and especially loved the bathroom. There is a wonderful traditional Japanese shower that is amazing. We easily found a supermarket and ended up cooking a couple meals at home. Everything was clean, efficient and worked well. The location of this flat is perfect! We were steps from so many wonderful shops and restaurants. We felt safe and very comfortable in the Indigo and would absolutely love to stay there again! We highly recommend it!
Terrific place
We stayed at Indigo House (upper) and really enjoyed it. Excellent location just a few block away from lots of action in Gion but in a quiet little cul-de-sac. Good kitchen facilities, lots of room. The iPhone provided is extremely useful. Junko & Saki are friendly and efficient and happy to do anything for the guests. Everything was clean and there were lots of nice little touches, from detailed information to nice ground coffee. The washing machine was very slow to dry clothes, but it worked, as did everything else. The in-floor heating was luxurious. The whole atmosphere of the place was very Japanese, with lots of traditional touches mixed with modern facilities. Excellent shower and toilet. Highboy recommended.
Truly wonderful
Our stay at Indigo House was truly wonderful. Junko and Saki were so helpful at every turn, and the machiya was lovely - made our trip to Kyoto above and beyond. Thank you.
Great stay and a perfect location
Looking for a place to stay in Kyoto? You found it - Indigo House! Japan can be quite challenging, and these folks made it so much easier for us. First, location! You're right in the middle of Gion, the cultural center. Temples, gardens, and gorgeous, historic side streets are just outside your door - otherwise, and you'll spend half your time in taxi's and buses. There's even a supermarket around the corner. Here are a few highlights: - Beautiful, comfortable rooms - Air conditioning, and great internet service - Washing machine (!), stove, microwave, umbrellas And their special touches to make your trip even better: - Local cell phone, with Google maps (you'll need it!) - Book of recommened restaurants, temples, activities - Help with reservations (you'll need this too) - Friendliest, most responsive service we've ever had - There's even a can of mosquito spray! (these guys are amazing) Anyone interested in the experience of a quiet, neighborhood machiya rather than a big hotel can stop looking now - stay at Indigo House.
Ideal Gion Accommodations
Our family of four made Indigo House (upper Level) our base in Kyoto. It was a perfect choice for us. Wonderful location and this house is tucked away at the end of a small quiet street. It is beautifully renovated and well cared for. It was perfectly appointed and we found everything we needed during our stay. The rental office is a short walk away and they were helpful and responsive before and during the trip. They made great dinner recommendations and reservations for us and helped with other random requests. It was really fun to experience living in a real house - a nice departure from hotels and inns.
Genuinely Traditional
We had a marvellous stay - a pity it was so short.Apart from the authenticity of the place, its location was ideally situated allowing us the chance to get to as many sites as we could in the limited time available. It will be a longer stay next time. Thanks to Junko - always ready on hand - for making it all run so smoothly.
Couldn't have been better!
Our stay couldn't have been better. Curtis and his staff, Junko and Saki, were there to help with every detail, from a very simple self check-in to getting us an impossible -to-find restaurant reservation on a Saturday night during a peak tourism week. The house surpassed our expectations, including the unbelievable rain shower and tons of natural light in every room. The location is literally a five minute walk from some of the coolest parts of Kyoto, yet tucked away enough that all you could hear in the mornings was the sounds of birds and bells ringing at the adjacent temple. Amazingly serene! Thanks again to Curtis for a great stay at Indigo House Gion!
Stunning
Fantastic location and stunning place to stay. Incredibly clean, just around the corner from central Gion. Junko and Curtis were brilliant, great communication and we were well looked after :) definitely recommend!!

DESCRIPTION:
Indigo House Gion – Entire House is a great option for groups of up to eight persons wishing to experience living in a historic Kyoto machiya (traditional wooden townhouse) in the heart of Gion. There are separate entrances for the Lower Level and the Upper Level. The rate for the entire house includes a 10% discount off the combined rates for the two levels (which can be rented separately.) Minimum age for children is 7.
Indigo House Gion Lower Level has enough room to accommodate two to three adults, or a couple with two children sharing a futon.
The two bedrooms have tatami mats, and retain some very distinctive original design details such as “tokonoma” alcoves, woven “ajiro” wood detailing on the ceilings, and bamboo molding.
Indigo House Gion Upper Level is particularly airy and it is flooded with natural light. Similar to the lower level, the two bedrooms retain many of the original architectural details. The master bedroom has a high quality extra-wide double bed, while the second bedroom has a multiple layer double futon. The rear bedroom has windows facing south, with an expansive view of the area of Kenninji Temple where you can see the monk’s cemetery and vegetable gardens, as well as the buildings where the monks live. There’s a lot of blue sky and green trees, and natural light. You can hear the sound of monks chanting their prayers early in the morning.
The living area/kitchen has a comfortable sofa, as well as dining table with three chairs and a couch. Furniture is stylish, high-end Scandinavian modern. The kitchen is fully outfitted with all the basics that a cook might need, with antique glassware and dishware is by Heath Ceramics.
Indigo House Gion is a traditional machiya, built in the early 1900s, and until quite recently it was used as an “ochaya,” a teahouse where geisha entertained elite clientele. We transformed it from its dilapidated condition into an architectural showplace just a few years ago. It is located just a few steps from our other properties, The Gion House and Amber House Gion, on a quiet cul-de-sac street in Gion, with no through traffic. The Gion neighborhood is known for its long history as Japan’s most important geisha district, where you can still find streets lined with the historic buildings for which Kyoto is known. And there is so much to see and do within walking distance. The heart of downtown is just a ten minute walk away. Our friendly and attentive English-speaking staff is at our nearby office to help with any needs you may have during your stay.
Indigo House Gion was filmed by CNN for a the program called "On the Road," in a program called "Saving Kyoto's Beautiful Homes," which can still be found on Youtube. The opening segment shows Indigo House as we found it, before renovation.

Perfect Location to Experience Kyoto
Indigo House had everything we needed for a fantastic week in Kyoto - all the creature comforts whilst surrounded by history and culture. The team are extremely helpful, nothing was too much trouble leading up to our stay and during our time there. Easy walking distance to all the must-see and do items, plenty of space to relax, amenities to ensure a real home away from home feel, very quiet surrounds, good proximity to bus and trains, etc. We were fortunate enough to meet Curtis, and to see his genuine interest in ensuring visitors have a truly authentic experience in this wonderful city. Well done to him and his team! Highly recommended.
10 delightful days
Our group of 4 ladies absolutely loved staying in both levels of Indigo House, a delightful Japanese style home away from home with all the amenities of modern times. An elegant simplicity of pure, minimalist taste. Two separtae houses, each with 2 bedrooms, kitchen and bathroom allowed us all to have more space and privacy.
Perfectly located in the center of traditional Gion, we walked every where and were lucky to see a few beautiful Gaishas.
Indigo House was the perfect, peacful place to come back from our daily trips to Osaka, Nara and surrounding hotsprings.
Curtis has a great selection of restaurants that we very much appreciated. He and his team were very available and helpful throughout our stay.
I highly recommend staying here.
Absolutely delighted
We rented the entire house for 4 nights and were absolutely delighted to be in such beautiful accommodation in the heart of Gion. Very comfortable, well appointed accommodation and the whole Old Kyoto team were so helpful. Definitely recommend.
Beautiful Machiya
Our family of six adults had a wonderful five night stay at Indigo House in the heart of Gion. We watched the video "Saving Kyoto's Townhouses" prior to our visit and it made us appreciate staying at this Machiya that much more. Its location on a quiet street allowed us to relax and still be easily accessible to many places Kyoto has to offer. We look forward to staying at Indigo House again.

DESCRIPTION:
Amber House Gion is an elegant two-storey machiya house, nestled within a quiet residential cul-de-sac in the center of historic Gion. Amber House Gion is spacious, and accommodates two to four persons comfortably.
There are two tatami-matted bedrooms, one with a premium quality double bed, and the other with sleeping on comfortable futons (either one futon, or two futons placed side-by-side.) The living room with Italian leather sofa has its own inner garden, enclosed by large plate glass windows. The spacious kitchen area is fully equipped, and has a dining table with four chairs. There is a shower with Japanese-style bath tub, and a toilet which is in a separate room. Radiant underfloor heating provides warmth in the Winter, and air conditioning assures coolness in the Summer. There is abundant natural light, since the house faces South.
The back side of the house has windows that face directly into the gardens of Kenninji, the oldest Zen temple in Japan. There is no through car traffic, affording visitors a truly tranquil setting. The main sounds to be heard are the gongs and chimes from inside the temple, the nightingales in the Spring, the cicadas in the Summer, the crickets in the Fall,
The house was built in the Meiji Period, over 100 years ago, by a local architect, whose distinctive style sets this house apart. “Ochaya” tea houses such as this were originally designed as exclusive places where geishas would entertain the elite members of society, in a very high-end, private setting.
The house was fully renovated and decorated with a tasteful curation of antique and stylish modern elements, with the comfort of Western visitors in mind. Whenever possible, natural and locally sourced materials have been used, and synthetic materials avoided. Many elements have been made by hand in Kyoto by local artisans.
This old Kyoto neighborhood has a tranquil charm, and many restaurants, shops, and tourist sites are within walking distance. Our properties The Gion House and Indigo House Gion, as well as our office, are all within 50 meters distance. Our friendly and attentive English-speaking staff is close at hand to help you with any needs during your stay.
Amber House Gion has attracted the attention of the film industry. Recently, an American TV series featuring Rashida Jones and Hidetoshi Nishijima ("Drive My Car") was filmed, with Amber House used as a central part of the story. "Sunny" was released in July 10, 2024 and is now streaming on Apple TV.

Sweet
Amber House is a sweet, beautiful little treasure tucked away on a quiet street in Gion. Perfect place to recoup after a day of adventuring. The home provided an authentic and traditional experience which only further enhanced our time in Kyoto. We loved it, felt right at home and completely in the moment. Junko helped us with any and all questions we had, and made the check-in and check-out experience seamless. Would absolutely return to this special place.
Charming Cultural Retreat
We had a wonderful stay at this beautiful, traditional Japanese house full of historical charm. The location is perfect—right in the heart of the city, close to many tourist attractions and fantastic restaurants, yet in a quiet and peaceful neighborhood. The house itself is very unique, well-equipped, and impeccably clean. While we spent most of our time exploring the city, it was such a pleasure to return in the evenings and relax in the cultural ambiance of this remarkable home. Waking up refreshed each morning, we were ready for new adventures. I highly recommend this place—truly a hidden gem!
Amazing stay at Amber House Gion
Our family of 4 had a very enjoyable stay at Amber House Gion in August of 2024. Coming to Kyoto after spending a few days in a very modern hotel in Tokyo, it was an unforgettable way to experience the traditional simplicity of Kyoto, but within a few minutes walking to multiple restaurants, shrines, and public transportation. We felt as if we were transported back in time, but with all modern conveniences. The house had everything we needed, and was a perfect place to relax after full days of sightseeing and exploring. My only advice is a word of caution for people like my husband, who is 6'2", to remember to watch your head when walking around the house, as it was not designed for tall people :) He must have hit his head 3 times within the first hour, not being used to it. But it was perfect for the rest of us, who are not as tall. I recommend this wholeheartedly, and cannot wait to come back some day.
Great location
great location for this wonderful hidden gem ! very quiet location in a busy area, makes you feel like a privileged guest in Kyoto's best neighborhood.
From the moment the taxi drops you off to the moment you leave again, Amber house is like your house. Small ? yes but enough for four adults with all the amenites. Restaurants nearby, shops too, goos recommendation by the owners on the spot. Air conditioned and very clean too.
Amazing Amber House
We absolutely LOVED staying at Amber House. The location and home itself were amazing. The staff were so helpful. From helping to arrange someone to pick us up at the airport to recommendations etc. Everything was top. I can't say enough nice things. When we can make it back to Kyoto, we will always choose Amber House!
Quiet, comfortable oasis in Gion District
My 2 adult sons and I felt lucky to find this charming 2-bedroom machiya house tucked away in a lovely quiet spot in the Gion district. It's conveniently located within walking distance of most sites with lots of food options nearby.
Communication with Curtis and Junko before and during our visit was excellent and easy - they even provide a map with directions in Japanese to give to cab drivers (a HUGE help!).
Amber house is a perfect mix of the traditional (tatami mats throughout and futon-style beds) with modern amenities like a small kitchen/eating area, a nice sitting area, and new, western-style bathroom & shower.
If you are more accustomed to a high-end western-style hotel - this might not be for you. We wanted a unique, more authentic Japanese experience, and Amber House totally fit the bill.
Perfect!
Amber House was the perfect place to stay while in Kyoto with my friend. The location is fantastic! It is right beside the oldest temple in the city as well as a few shrines. Grocery shopping a few minutes walk away allowed us to take advantage of the well appointed kitchen and feel totally at home. We really appreciated having each our own bedroom as well as making use of the clothes washer/dryer. It sits in a very quiet neighbourhood for restful nights after exploring on foot everyday! I'll know where to stay next time I visit Kyoto!
Nice stay Jan. 2024
A cozy, traditional Japanese house with some modern updates on a quaint cul-de-sac street in Gion. We got a real feeling of what it might have been like to live in Kyoto 50- 80 years ago. Location was very good, within walking distance of many restaurants and downtown Kyoto. There are 2 rooms upstairs, with traditional tatami mats. The kitchen is well-equipped and the radiant floor heating is a great touch, esp in winter. The host also provides some concierge-like services during business hours- very friendly and professional and knowledgable. Very clean, convenient and great alternative for those seeking something different from hotel lodging.
Home away from home
We're so glad we chose Amber House for our week in Kyoto. The house itself is beautiful, with a soul of its own, and despite being a traditional style house it has all the modern amenities where it matters most. Bedding was extremely comfortable. Just perfect. Would stay here again.
Beautiful house
3 of us stayed in this beautiful house in October. It was perfectly situated in old Gion and within walking distance of shops 7 / 11 and Family Marts, not to mention a wonderful of selection of restaurants, ancient temples and Gion Corner. A very quiet location indeed. Everything was provided and we made good use of the equipment provided and the instructions left made for a seamless welcome. It was such a pleasure to immerse ourselves in another way of living and add to our very positive experience of Japan. I can recommend Amber House without reservation.
Lovely house
Amber house was a perfect place to stay in a central location. The house is beautiful and fully equipped. The beds were comfortable and the street is peaceful. I would highly recommend this as a base in Kyoto.
Already booking another stay
Our experience in Amber House was extraordinary. We felt connected to Kyoto in a way that I do not think would have been possible in a hotel. Every aspect of the home felt authentic and historic; beautiful wood and real tatami underfoot. Yet the house was extremely comfortable and had plenty of room for two people. We are two friends who traveled together and this machiya was much more economical than booking two hotel rooms. Having the kitchen allowed me to go to a fantastic nearby bakery each morning for bread and croissants and have a light breakfast or afternoon snacks every day. Although I had read the reviews that the house was situated in a quiet location, I did not grasp how true this was until we got there. At night it was completely silent and generally the location felt quite exclusive compared to the surrounding areas with throngs of tourists. We were able to easily walk to many of the best of the city’s attractions, especially the historical, preserved streets and oldest/most magnificent temples. Booking, check-in and check-out were so easy with Curtis and Junko, Junko was very helpful making dinner reservations and arranging taxi at checkout. Overall we were super impressed by the service. 5 days was not nearly enough so I am already booking again for next year.
Beautifully Restored Machiya, In The Heart Of Gion
My family and I enjoyed a six night stay, in this charming and beautifully restored traditional Japanese dwelling. Our trip was a long time coming - delayed for three years, due to Covid. Curtis maintained excellent communication throughout, displaying optimism, and a generosity of spirit. Communication with Junko, was also first rate. Our wait was worth it. The house is exactly as displayed, in pictures. It is located in a quiet street, yet close to all that Kyoto has to offer. The house was clean, comfortable, well equipped, and oozing character. By far, this was a better option than staying in a generic hotel, or apartment. This was our first time in Japan, and Kyoto was a highlight. It is a truly special place. Highly recommended.
Amber House Gion
Our family visited the Kyoto area again after previous trips years ago, and chose to stay at this machiya during that portion of our stay in Kyoto city. We found the property through insidekyoto.com, and we were not disappointed. It was a nice experience to stay at a traditional Japanese wooden house. The house was clean and comfortable. The small garden could do with a bit more plant, but it looked authentic. The thing is we spent most of our time out of the house roaming the many memorable temples, gardens, streets and restaurants in the city. The location of this property is very convenient. The owner and his assistant had been very nice and helpful. When we next visit Kyoto again, a machiya would be high on our list of accommodation choices.
Fantastic tranquility in Gion
My wife and I were fortunate to visit Japan from Israel as soon as full tourism was allowed in Oct 2022. We were recommended to the Amber House and really enjoyed our stay. It is very authentic on a very quiet street in Gion. Very quiet as not a street that will get a lot of foot traffic even during full tourist season. Fully equipped kitchen and a great shower. No TV which is also a blessing but good internet. The management office is 200 meters away so you can get any questions answered. Curtis has put a great book together for all guests giving you all the neighborhood information you can use. We can't wait to go back!
Old Kyoto magic
Amber House is a magical retreat away from the crowds of Kyoto. The house itself has a beautiful simplicity, but feels luxurious with everything you could need and of the highest quality. We had four adults staying with plenty of room for us to spread out. The location is private, almost hidden away amongst beautiful old homes and temples, with no pedestrian traffic. But within minutes of stepping out the front door and winding through the back streets you'll find shops, trains, temples and restaurants, all within easy reach. Kyoto is magical, but even more so when staying at Amber House.
Breathtakingly Beautiful
Travelling with my husband and our 11 year old boy, we hiked through the Nakascendo trail and into Kyoto. Resting on the doorsteps of Kenninji is the Amber House. From the first moment you place your shoes at the front door, you enter another world. Timeless and modern, the curators of traditional Japanese architecture merging with every modern convenience. Every effort had been made to ensure our needs were catered for. Our stay was immaculate, the house impeccable. Waking each morning beside Kenninji to the sound of tapping moving through pine. The smell of coffee freshly brewed and a pre dawn wander through the old streets of Gion. We knew this place was special but the experience surpassed our expectations. Should you stay here? Absolutely and with no hesitation. This place is a hidden treasure and the memory will sit like a polished jewel in our hearts forever. Thank you Curtis, we look forward to the day we can open the door again.
Traditional machiya house in Gion
I stayed at Amber House Gion with my two sons, aged 22 and 20. I really wanted to stay in a traditional machiya for an authentic Japanese experience and we were not disappointed. The house is beautiful inside and out and is in walking distance of many temples, shops and restaurants. My youngest son slept downstairs while my eldest and myself took the spacious upstairs bedrooms. The bath was deep and a treat for me as I had a bath each day.Curtis, Junko and Saki were perfect hosts and easy to contact.Highly recommended.
Beautiful Traditional Architecture
We had a fantastic stay at Gion House. It was recommended by a friend who had stayed there, and it exceeded our expectations. The house itself is full of traditional Japanese details, which as an Architect, I really appreciated. It was clear that when the house was renovated, a lot of thought was put into the design, and integrating modern amenties in seamless way. The location is tucked away on a quiet side street, but central to the historic Gion district. We really felt like locals during our stay there. Junko was very helpful in getting us restaurant reservations.
Perfect spot
This spot is perfect. - it looks as pictured - very clean - street is quiet but in the middle of Gion - lots of great local tips (including guide companies! If you book this place you should ask for the company before you arrive so you can book a tour :)) - near the madness but also on the edge of some quieter neighborhoods it’s fun to explore - the office is very friendly and helpful. - there are other guest houses on this street so you could stay here with a group - the light in the morning is beautiful I would not recommend staying here if you don’t like putting a little extra effort into being respectful of a space, since the place is authentically (and beautifully) old and requires a little extra caution. For us it was great, but if you’re the kind of person who feels inconvenienced by that type of thing it might not be for you. We’d for sure stay again!
Kyoto Stay
Lovely stay at the Amber house in Gion. Our family of 4 (2 pre-teen and teen boys) really enjoyed having the extra space. We loved walking around the neighborhood and spotting the rare Geisha rushing to her appointment...the bus/subway was conveniently just a short walk away, and it was nice to be able to do simple breakfasts and snacks at home...with the market just a few blocks away. We really enjoyed the ambiance of the home and the area it was in and wouldn't hesitate to return our next time we are in Kyoto.
Amber House
Unique property at the end of quiet cul-de-sac that backs up to the beautiful Kennin-ji temple. Spacious, clean, and comfortable. Nearby staff are very pleasant and helpful. Would stay again. Highly recommend.
Authentic above all
We had a great stay in the Amber House. A welcoming change from hotel rooms. The house is well maintained, has prime location and can easily accommodate a family of 4 for short week. Curtis, Junko and Saki have been incredible service oriented and help us with restaurant bookings. Do reach out to them well in advance of arriving if you want to be sure to get seats in the best Kyoto restaurants. Really a unique and fun experience compared to an upscale hotel.
Loved Amber House Gion
My husband and I were celebrating our honeymoon and were excited to stay in a traditional machiya house. We read about Amber House Gion on Condé Nast Traveler, and the home didn't disappoint! The traditional architecture, impeccable restoration and attention to detail was impeccable.. The team was really communicative and spoke fantastic English. We were met with a beautiful bottle of champagne upon our arrival. There was an iPhone available for us to use loaded with restaurant recommendations, maps and data which proved to be invaluable as we don't speak Japanese. Overall we had a lovely time and would definitely recommend this home to anyone seeking an authentic experience in Kyoto. Thank you!

DESCRIPTION:
The Old Modern - Circle Suite is a luxurious one-bedroom suite, suitable for a single or a couple. It exudes an old-world charm, with it's Art Deco wallpaper, chandelier of marble and brass, and high ceiling with wooden beams. There is a comfortable queen-sized bed, small table with chairs, and closet. The Circle Suite occupies the lower level of the front building. Amenities include mini refrigerator, microwave oven, electric kettle, television, high-speed wifi internet, washer/dryer, iphone, high-end pillows and goose-down comforters.
The Old Modern was built in 1928 by a prominent Kyoto architect as a residence for his family. It was meticulously maintained throughout the years, and the building underwent a complete high-end restoration in 2018. It is an architectural treasure, and a rare example of a "machiya" townhouse which is an eclectic blend of traditional Japanese structure with some very early "modern" Western details such as a fireplace, high beamed ceilings, and parquet flooring. It is an important part of Kyoto’s architectural legacy, and has been designated by the City of Kyoto as an important cultural asset.
The Old Modern consists of two separate two-storey buildings, with two exquisite gardens. There are four luxurious full-floor suites, each with en-suite bath/toilet.
The location in the Southern Higashiyama district can't be beat...it's only a few minutes walk to Gion, Kyoto National Museum, Kiyomizu Temple, as well as many other sights. It's just 15 minutes' walk to the bustling downtown commercial district. The Four Seasons and Hyatt Regency are close by. Kyoto Station is a short taxi or bus ride away, and there are numerous public transportation options nearby. There are also plenty of places to eat and shop in the immediate neighborhood. We provide a customized map of the area, with dozens of restaurant recommendations. And we are happy to help with reservations.
The Library is a common space where all guests are welcome to relax and enjoy our large collection of books on Japan, and Japanese art and design. The Library is bright and airy, and a huge plate-glass window overlooks the "nakaniwa" interior garden.

Wonderful stay in the Old Modern Circle Suite
From a friend's recommendation, my wife and I had the pleasure of staying for 3 nights in the Old Modern Circle Suite during our visit to Kyoto. The accommodations were delightful -- we enjoyed being a little bit secluded from urban Kyoto but still well within walking distance to central Gion. We enjoyed the self-service approach to our stay, though Curtis' recommendations were very helpful, and we also appreciated the support from Junko and Mina.
Live Like a Local in Kyoto!
We loved the accommodation at the Old Modern - Circle Suite. Fantastic location in the older section of Kyoto. Easy access to taxis and railways. The building itself is so charming. It's a beautifully restored machiya (originally built in 1928). This was our base for 5 nights. Really made us feel like we were living in Kyoto. Our hosts, Curtis, Mina, and Junko, were very helpful prior to our arrival with communications and help with a restaurant reservation. The room was clean, bathroom, shower, and tub were nice. And fresh flowers in the entry space were a nice touch. We had heard about the Old Modern in the Moon guidebook for Japan by Jonathan Dehart (a good reference for touring Japan). Thank you Curtis, Mina, and Junko!
Sehr empfehlenswert
Delightful!
I stayed for three nights in the Circle Suite at The Old Modern. The building has been beautifully restored, and the suite is spacious and thoughtfully furnished with everything you could want for a comfortable and peaceful stay. The washer dryer was a bonus! The Old Modern is located in a very quite residential area, but within easy walking distance from downtown Kyoto, Gion and the various attractions of Higashiyama. The welcome folder was full of excellent recommendations as well. Thank you so much, I will definitely be back!
Beautiful
Beautiful, large rental in a fantastic location. Walking distance from Kyoto station and downtown Kyoto. The room itself is beautifully appointed and super comfortable. Would definitely stay again.
Very nice stay
We had a comfortable stay at the Circle Suite. It is very well located, near public transit and in a quiet residential neighborhood. We particularly appreciated the very nice rain head shower, the nespresso coffee maker and the washer dryer. Be aware if you are tall, the doors are low. My husband bumped his head a few times!
Amazing place
This was an amazing place in a great location that was walkable to many places and bus stops and the train station. The area was quiet and the place was very clean and the bed was comfortable!
Great place to stay!
We had both the Circle Suite as well as the Deco suite at The Old Modern for 3 nights during our stay in Kyoto, and we loved everything about them! The building has been lovingly restored, and it was a great location. The rooms were exceptionally comfortable and well appointed, and the management was very responsive if we ever had a question or a request. They made several reservations for us while we were there as well. The binder they leave in the room with information and restaurant recommendations is one of the best I've ever seen in my travels! Thank you so much for helping to make our stay in Kyoto fabulous!Write your caption here
Incredible stay in Kyoto
Absolutely incredible stay in Kyoto at the Old Modern. I stayed for 7 nights in the Circle Suite. It is hard to imagine a better place to stay for a long visit in the area. The location is wonderful and made it easy to access the area by foot, train, or taxi. The property itself is immaculate. Incredible design, perfect condition, with every amenity needed (including washer/dryer) for an extended stay. The Old Kyoto team was a joy to work with and even helped me secure a number of extremely difficult to book dinner reservations and did so with a smile. Absolutely wonderful experience. I will be back.
The location was amazing.
Next to many bus stops, downtown, and a metro. We stayed in the Circle Suite, and the room was beautiful and the staff was very kind. The room included a book with recommendations for places to visit and restaurants to eat at. All the restaurants we tried off the list was amazing! Would definitely book this place again. Quiet. Great value.
We spent 6 nights at the Old Modern. It was a pleasure staying in such attractive period accommodation, in a typical local neighbourhood. The bedroom was roomy and comfortable. The staff were always available to help with queries and suggestions. They even booked a taxi and restaurant for us. Wonderful to have a washing machine that worked like a dream.
Amazing Stay!
My mom and I stayed at the Old Modern during our stay in Kyoto. The room was beautiful, and we greatly enjoyed the inner garden and library! We loved the location in Kyoto, in a quieter side street, and enjoyed being able to walk / take the bus to sites from the Old Modern.
The Old Modern - Circle Suite
Myself and my partner were lucky enough to book in at the Old modern - circle suite in Kyoto during our travels in Japan. The accomodation was incredible - from the beautiful wooden finishes, to the private garden and the traditional yet modern feel of the layout. Our living quarters were completely private with a lock at the entrance. Our suite included a large bedroom (with an extremely comfortable bed), fridge/microwave facilities, a bathroom, and laundry machines. It was quiet, peaceful, and extremely convenient - we walked to all the main areas in town. Would highly recommend to any friends looking for a place in kyoto. Thanks Curtis and Junko for accomodating our stay!
Great place to stay
This was a great place to stay. Curtis and Junko are very helpful and the location is great. The building itself is beautiful - it has lots of charm and historic character while still feeling up to date and modern.
Marvelous
Stayed at this beautiful place in Kyoto and our experience was marvelous. Check-in experience was easy, the room and bathroom are very spacious, sparkling clean and has that touch of luxury. I had high expectations to this place and I was not disappointed. I can assure you’ll also have a great stay at the Old Modern!
Absolutely fantastic
The Old Modern is absolutely fantastic. We highly, highly recommend. You can't go wrong with this one!
Very Special Place
I had a wonderful stay at The Old Modern. Everything was beautifully presented and I didn’t want for anything, it really made my stay in Kyoto that bit more special. The property is in a fantastic location and I could just about walk everywhere that I wanted to go to. I love Kyoto so when I come back I’ll definitely be booking again at The Old Modern.
Beautiful restored house
Beautiful restored house located in a central part of Kyoto. Furnishings and bathroom were on par with a 5 star hotel. Bed and pillows were great, bathroom was stellar.
Divine!
I spent 10 days at the Old Modern and simply loved it. The attention to detail is superb. Although small, the Circle Suite is luxurious and having access to the library and the beautiful garden did open it up. The bed is deliciously comfortable, the bath is sumptuous, the washer/dryer convenient, and the iPhone with data is a real treat! The location is superb - close enough to major sites but also not right in the centre of the most touristy areas, and very conveniently located near a number of bus lines and convenience stores and great eateries. The recommendations from the Old Modern were really good! But perhaps the loveliest additional feature is how helpful the staff are. Junko and Saki helped out with all manner of things including transferring luggage from Kyoto to Osaka - way beyond expectations. I would definitely stay again! Thank you...
Perfect Stay!
We stayed at the Circle Suite during our time in Kyoto. We were celebrating our honeymoon and the staff made it an exceptional stay. We were even welcomed with champagne. We extended our stay at the Circle Suite because we loved it so much. The location is great, the place is spotless and the Japanese garden in the center of the place is wonderful.
Circle Suite - an incredible place!
My family and I stayed at Circle and Garden Suites. It was simply exceptional. The place is exquisite. It is stepping into history. The hosts are attentive to every detail. The check in and check out is seamless. The location of the place couldn't be better but the best part is how they have revived, with attention to every detail, the house. Pictures cannot do justice to the place. It is exceptionally clean and well-maintained. If I am in Kyoto again, I would never, ever think of staying anywhere else.
Circle Suite - Great stay!
We loved our stay in Kyoto at The Old Modern, Circle Suite. The location was ideal for exploring, and the room was perfect. Much thought was given to all amenities and I can't think of anything I would change. Checking in was super easy, with someone onsite to meet us and show us around - also gave me lots of great local tips! I wish we could have stayed longer and I definitely plan to return. Thanks for a great stay!
3 Nights at the Circle Suite
The Old Modern was an excellent place to stay. It was in a great location...quiet neighborhood that was an easy walk to many restaurants, cafes, and tourist sites. The place was very clean and easy to get into. Booking was easy and the staff were very easy to communicate with. Definitely would stay here again.

The Old Modern - Deco Suite sleeps features two bedrooms of completely different styles, which sleep two to four persons comfortably. The Western-style room has a queen-sized bed, and the cozy Japanese-style room with tatami mats has a double futon. The original tile fireplace remains intact, quite a rarity in a residential structure of the early 1900's. The original light fixtures with shoji paper and other peculiar design details have been restored, and the suite appears much the same as it appeared when it was first built. The Deco Suite occupies the upper level of the front building. Radiant (floor) heating ensures that the suite is kept pleasantly warm in the Winter, and air-conditioning keeps it cool in the warmer months.
The building has been designated by the City of Kyoto as an important cultural asset.
The Old Modern consists of two separate two-storey buildings, with two exquisite gardens. There are four luxurious full-floor suites, each with en-suite bath/toilet. All of our suites have these features: mini refrigerator, microwave oven, electric kettle, television, high-speed wifi internet, washer/dryer, iphone, and high-end pillows with goose-down comforters. Also provided in each suite is a Nespresso coffee/espresso maker with a selection of coffee capsules, as well as an assortment of teas.

Great place to stay
We had a fantastic time in Kyoto and at the Old Modern. The team were very helpful and assisted us to book a restaurant as well as answer queries we had. The apartment had everything we needed, For example, having a washing machine and dryer and plenty of umbrellas available when it rained was fantastic. The information booklet was also very helpful.
We would recommend the Old Modern if you are looking for a place to stay in Kyoto.
Our highest recommendations!
We came to Kyoto one day earlier than planned and Curtis thankfully accommodated us for only one night in Deco Suite before we switched to our originally planned room. Deco Suite is a spacious, beautiful place that felt right at home. It is spotlessly clean and furnished with an eye for detail. Communication with Curtis and the team was very professional and friendly. The area is perfect for exploring Kyoto. Our highest recommendations!
Home Away from Home!
Without a doubt, the highlight of our trip to Kyoto. When you go on a trip like this, you want to be able to finish the day exhausted and in a place where you're comfortable and it feels like home. The Deco Suite at the Old Modern was exactly that for us. We walked and walked and walked through Kyoto during our time here and it was all worth it because we new we'd be coming back to a place that made us all feel comfortable. We WILL be back!
Fantastic Time at The Old Modern
We spent a week in April at The Old Modern.
Fantastic location, quiet, close to all amenities, trains and food. We walked everywhere and generally avoided the crowds. Sakura season blessed us with blossoms, and beautiful weather.
We hope to be back in Kyoto again, blessed with a gem around each corner.
Fabulous accommodation in quiet location
Wonderful traditional home with modern comfortable renovation, with every detail thought of, including gorgeous big umbrellas for a rainy day. The area was quiet, but central and close to transport and convenience stores. Our family of 5 absolutely loved our stay at The Old Modern! Highlight accommodation of our 2 week stay in Japan.
Thank you so much for helping to make our stay in Kyoto fabulous!Write your caption here
Super séjour
Suite bien située dans une rue relativement calme. Accessible facilement en taxi, et à quelque minutes seulement de la gare la plus proche.
Beautiful historic house
The Old Modern is a beautiful historic house that provides an authentic experience of old Kyoto. Very peaceful with great design details and equipped with everything you’d need. The washing machine came in so handy after days touring the city in the summer.
The location is also ideal. Close enough to walk to many key neighborhoods and restaurants / cafes, while feeling a bit removed from the bustle of the tourist areas. Also just a short taxi from the train station.
The guest services team was very quick to respond and helpful whenever needed. And I suggest checking out some of the spots on the recommended list they provide in the room. We loved all the places we tried!
Overall we’re so happy with our stay and would absolutely recommend it to anyone. Thank you!
Don’t hesitate!
Book this beautiful place . I can’t praise the whole experience enough!
Best place I have ever stayed
MUST STAY HERE IF YOU WANT TO VISIT KYOTO!!! Junko is super helpful and the place is just PERFECT!!!
Exquisite!
We loved our stay in the exquisitely restored Old Modern! Curtis and Junko are very kind hosts who do everything they can to ensure you have a wonderful stay. They allowed us to drop our bags early, which helped us to better enjoy our first day in Kyoto. The Deco Suite was very comfortable for our family of 4 and we especially enjoyed the balance stuck between historical preservation and zen luxury. We are happy to recommend this beautiful space to others for their visit to Kyoto!
Wonderful stay in Kyoto!
We had a wonderful stay at the Old Modern! The location was great, very convenient, and it was so good to be in a local neighborhood. It gave such a different feel for the city. The property was perfect for our family of 4 - we had the whole top floor to ourselves! The tips they provided were excellent to explore the area. Definitely recommend!
A wonderful first time visit to Kyoto!
If we could give ten stars in this review, it wouldn’t be enough to express how much we loved this beautiful property and appreciated the gracious hospitality we received before and during our stay! Junko and, especially Curtis, were extremely helpful and informative prior to our stay. They helped with recommendations and questions we had prior to our stay, always with a prompt pleasant response! The Old Modern location was perfect and was beautifully appointed, comfortable, extremely clean, and was a peaceful and calming place to stay. We felt immersed in the culture and beauty of Kyoto. We were fortunate enough to meet Curtis during our stay and my kids thoroughly enjoyed meeting him! He took my kids on a tour of the property and told them all about the property, which was very intriguing and informative. He was gracious and kind, just as he was in his emails prior to our arrival! Junko was very helpful with restaurant recommendations as well. It was extremely helpful to have a folder in the suite which explained all the amenities and had detailed descriptions and recommendations on restaurants and sites to see. We feel fortunate the Old Modern was recommended to us, and loved our first visit to Kyoto. Without a doubt, we will be back, hopefully soon, and will stay here again. With gratitude for your warmth, kindness and graciousness Curtis and Junko!
Wonderful Apartment in Kyoto
Our family of four very much enjoyed our stay in the Deco Suite. The apartment was comfortable and had everything we needed. The washer/dryer was an added bonus. We really enjoyed staying in an authentic apartment home versus a hotel. It definitely added to our Japanese experience.
Perfect Home Base
We stayed in the The Old Modern - Deco Suite for a week, and can't imagine a better home base for a trip to Kyoto. The place itself is beautiful, and the location is ideal - an easy walk to anywhere you'd want to be, but quiet and a bit off the tourist track. A quiet oasis in a wonderful, vibrant city. And Junko and the others are helpful and kind. I'm already planning my next visit.
Great place to stay - highly recommended
We had a beautiful stay with my daughter in the Deco Suite at the Old Modern. The suite and the whole house are beautiful restored in a traditional japan way. Very Modern comfortable, even a nespresso machine and a washing machine with a dryer. We found the guest guide (with restaurant and local sites recommendations) very useful, and Curtis and Junko were very helpful and responsive with recommendations and even handled dinner reservations. In short, our stay for 5 nights in Kyōto could not have been better. So glad we opted for this rather than a hotel.
Beautiful and authentic home!
I usually pick to stay at hotels for the convenience and amenities, but I was curious about an authentic experience of staying in a japanese home. The old modern was such a unique stay as you have all the amenities of a luxury hotel (from the sheets to the shampoo), plus the history and feel of a real japanese home built in the 1920’s! Almost like staying in a luxury museum! Enjoyed and highly recommend. Curtis, the owner was very kind and accommodating as well. Thanks again!
Beautiful accommodations
Curtis and the Old Modern team were very quick to respond to our requests, hospitable and accommodating. The fresh flowers and origami were such a special personal touch when we arrived. The Déco Suite is beautifully appointed with lots of room in the heart of Kyoto, it's a nice blend of being in an authentic Japanese space with all of the modern comforts. We will certainly return the next time we are in Kyoto.
Unforgettable stay
My wife, son and I had an unforgettable stay in the Deco Suite at the Old Modern. Beautifully restored home with excellent amenities and a fantastic location. Modern comfort in a traditional setting. We found the guest guide (with restaurant and local sites recommendations) very useful, and old modern staff were also very helpful and responsive with recommendations and even handled dinner reservations upon request. In short, our stay could not have been better. So glad we opted for this rather than a hotel.
Esperienza fantastica
Una ristrutturazione di immenso gusto in un magnifico edificio al centro di Kyoto. Si viene proiettati indietro nel tempo....tornerò sicuramente.
Truly authentic
Truly authentic, elegantly and intelligently designed place, a unique combination of traditional Japanese living, complete comfort and excellent service, Being located in the heart of old Kyoto this place itself is a great experience, we highly recommend it to all wishing to get a feel of Japanese living culture
A Fantastic Intro to Japan and Kyoto!
The Deco Suite is the first place we stayed on our 3 week vacation in Japan and all 4 of us, including 2 teenage girls, loved every minute of our stay. The Old Deco Suite was perfect introduction to the elegant sophistication of Kyoto’s design aesthetic, with a beautiful mix of traditional Japanese furniture with modern amenities like the Nespresso machine and an AMAZINGLY useful washer/dryer combo!! Can’t recommend this place enough. Would definitely stay here again

Lovely restoration
Curtis and his staff have done a wonderful job of restoring this historically significant traditional dwelling. It is warm and welcoming and the perfect place to come back to in the evenings, or to wake up to in the morning. Among the touches we appreciated: being greeted and oriented to the property by Saki, a list of nearby restaurants and their location, easy access to the train station, a washer/dryer combo, great bathroom and shower, and a traditional tatami mat room that was quiet and reflective to have our breakfast in--or journal late at night. Also important--reading lights in bed! We didn't use the provided cell phone having data plans and calling capability on our own cells, but it's a thoughtful gesture. This was my third time in Kyoto in the last 20 years and if/when I return, I will stay here again. If you want to have a taste of traditional Japan outside a skyscraper hotel, but still like the idea of a wonderful bed and some "modern conveniences", look no further.
Beautiful

Old Modern - Garden Suite occupies the lower level of the rear building. This suite retains a subdued elegance which is typical of traditional Japanese architecture. Garden suite opens up to the expansive rear garden, whose centerpiece is a magnificent pine tree which towers high above. Sleeping is on a queen bed in the room adjacent to the rear garden. The sofa in the other room transforms into a sofabed. Although maximum capacity is four persons, we recommend this unit for a couple or a family with older children, due to the limited amount of space when the sofabed is in use. *Please note, minimum age for children is 7.

Thanks for a wonderful stay
My husband and I just returned home after our trip to Tokyo and Kyoto. We were able to stay in the Garden suite of The Old Modern during our stay in Kyoto. We are so thankful for this wonderful, unique experience. Our suite was so peaceful and an amazing retreat during our stay in Kyoto. I just wanted to extend our thanks to you all, who made it possible for us to add this experience to our already wonderful memories.
The Garden Suite
We recently spent 9 nights at The Old Modern in Kyoto. It is a beautifully renovated machiya. These were typically long narrow wooden houses common years ago in urban Kyoto divided front and back by a small garden.
The Garden Suite, where we stayed, is located on the ground floor and is reached by going past the beautiful small middle garden.
The suite is very quiet and divided by sliding shoji doors into living and sleeping quarters. As the name implies, the suite opens onto a small private garden at the back of the house. This tranquil, relaxing, air conditioned atmosphere was a welcome reward after a busy day visiting Kyoto attractions in the heat. Kudos to Curtis for attending to every detail. We really did feel like stepping back in time.
The suite however, has very up to date amenities including washer and dryer in the bathroom and a microwave, small fridge, and a Nespresso machine in the sitting room.
The Old Modern is located a 20 minute walk from the Gion district with its many shopping, entertainment and restaurant options. There are a few restaurants closer including a hole in the wall type with a counter and 3 tatami rooms serving great sushi, tempura, and other dishes in front of the clientele. It was here we came to appreciate cold saki. Also close by was a good coffee shop, although there is usually a lineup for breakfast.
We highly recommend The Old Modern.
Best stay ever
Garden Suite is amazing. We enjoyed the time when it’s raining and you can hear the rain it’s very peaceful.
Wonderful Stay
We loved our stay at the Old Modern. It felt like living in a traditional home in Kyoto with modern amenities. The garden suite was a beautiful setting to be based for a week. Located on a quiet street, but still walking distance to lots of shops and restaurants.
AMAZING experience, the best room we've stayed in!
We had the most amazing experience at the Old Modern! The location was in the cutest little streets and walking distance to many key areas. The check in was seamless and the house was spotless- clean, organised and well kept. Our Garden Suite was the biggest place we've stayed in the Japan, it was spacious and absolutely beautiful. It had a Japanese garden and the bed was extremely comfortable. The hosts left us loads of information and tips that were helpful during our stay.
Beauty, tranquility and comfort
I highly recommend The Old Modern as the most wonderful place to stay. We so enjoyed the beautiful, comfortable rooms and views out on to the pretty garden spaces. You feel in touch with the spirit of Old Kyoto when you are there. The hosts provided us with lots of helpful information including great recommendations on places to eat etc. Having the washer/dryer in the apartment was a real winner.
Amazing stay
Amazing stay in the garden suite. It’s got the old and the new. Everything was beautiful and having laundry towards the end of a long trip was a huge benefit.
Don’t hesitate… book this beautiful place . I can’t praise the whole experience enough!
Ein schönes altes Haus in einer ruhigen Wohngegend.
Loved my stay
The Old Modern is a beautifully restored house that combines original style and architecture with modern conveniences for comfort and ease. It’s located perfectly for touring Gion, and all of Kyoto. I loved my stay, and would love to come again.
Lovely stay
It was a lovely stay at The Old Modern, and the garden right next to the bed is the main highlight, as it’s a luxury for most from Hong Kong to wake up to a garden like this, this experience definitely add to the travel memories in a pleasant manner. I must say I especially like the blending of old structure from the original building, and the modern amenities like a newly renovated bathroom with a decent washing machine. You can imagine how the previous generations used the space, while enjoying the benefit of latest technologies. It makes me think how I’d like my living space to be like in my own house. I do highly recommend anyone who would like to gain the experience of living in a traditional Kyoto house, the walk from it to the main shopping area is not to be missed as well!
A Charming Stay in Kyoto
Wow were we blown away by this property! From the moment our taxi dropped us at the door to the moment we checked out, we were mesmerized! It is evident that the owners have put thought into the details of the place including the heated floors, to the soaking tub, to the heated mirror in the bathroom, to the coffee pods and machine, to the washer/dryer! And not to mention that all of these fit in seamlessly with the old style traditional Japanese townhouse! We opted for the Garden Suite because we wanted to enjoy our own garden view and it did not disappoint! This property has everything you need for an extra comfortable stay in Kyoto! The location was perfect, about a 15-20 minute walk or a short taxi ride to Kyoto station! We used this place as a base for exploring Kyoto, Nara and Osaka! If you're looking for comfortable, quality, something unique and funky, look no further! I would stay here again in a heartbeat!
A gem in the perfect location
I stayed in the Garden Suite with my husband and baby for four nights in October. We had a wonderful experience, starting with our communications with Curtis through our much-delayed, years-long trip planning process. Curtis and his team were able to provide a Pack and Play for our new baby, and the apartment itself was lovely, even including a small private garden. It's on a nice quiet street that is just a short walk from the subway station, Gion, and Kiyomizu-dera temple, which is a great neighborhood to be in. Highly recommended!
We would definitely stay here again
Just got back from our stay at The Old Modern in Kyoto. The place was clean, spacious, and comfortable. It was in a great location...very easy to find..we drove in our personal vehicle and there was a paid parking lot just across the street. We walked quite a bit on our trip and it was a very convenient spot. The neighborhood was quiet and safe and the architecture of the building itself was just lovely. We appreciated all the local information that was provided (maps, restaurant recs, etc.) We would definitely stay here again and would recommend to others!
Perfect for us
Our family stayed in Garden and Star Suites. It was perfect for us being 3 generations - private, traditional, beautifully appointed, whilst also being in easy distance from everywhere we wanted to visit. My parents in particular were absolutely blown away by the story of the building and the family who lived there before, the beautiful craftsmanship, super comfy bed, serene gardens and Mum loved your bath. And Junko was always so helpful, wonderful to know we could always rely on her. Thank you for yet another wonderful stay. I look forward to recommending you to other friends as they come to visit, and also to coming to stay again.
Beautiful space!
What a beautiful space! A perfect blend of traditional and western style. Both Curtis and Junko san were very helpful and accommodating. There are many wonderful books in the common space to look through if you have free time.
Exquisite
The Old Modern Garden Suite is probably the most exquisite house/apartment I ever stayed. The design is authentically traditional Japanese yet with a contemporary touch. It is very tasteful. There are modern facilities which makes our stay very comfortable. I will certainly recommend this house to anyone who is coming to Kyoto.
Would definitely recommend
We had a wonderful stay in the garden suite. The neighborhood is quiet yet close to restaurants. Check in was easy. Our room was spacious and fully appointed with modern amenities, yet had “old Kyoto” charm. We found it clean and comfortable. I would definitely recommend.
Charming Stay
We stayed 7 nights in the beautiful Garden Suite which enjoys a peaceful location at the back of this restored machiya. The Old Modern won it for us with their western beds (and an extremely spacious and comfortable sofa bed in the living area) when we were searching for a machiya to stay at. Having slept on futons before, looking for a place with comfortable beds to sleep on was high on our priority. Having said that, the house’s beautiful interiors also sealed the deal for us. This house is simply pretty breathtaking. It’s also equipped with the most effective dryer we have encountered in Japan. Clothes actually came out dry! Location wise, whilst this isn’t in the heart of Gion, it’s in a quiet neighborhood with Family Mart just down the street. The train station is less than 10mins walk away as well. Last but not least, it was the impeccable service provided by Saki and Junko prior and during my stay that was deeply appreciated. They answered all my queries patiently and clearly, and Saki even reached out to me after we checked out to let me know I had left my daughter’s pjs behind. She very kindly assisted in mailing my daughter’s pj back to me as well. You can’t find better service than at the Old Modern!
Pure Poetry
Our stay at The Old Modern was an enticing immersion into the Southern Higashiyama district near the Gion, Kyoto. We were steps away from enticing neighborhood cafes and restaurants where we were greeted with traditional Japanese hospitality. We stayed in (and highly recommend) the Garden Suite. Warm and light, it has the feel of a family residence. The "machiya" townhouse was designed by the renowned modernist Kyoto architect Kichitaro Kumakura, in 1928. The light enters the unit through an interior garden court and a private garden in the back. Warm and very comfortable, I was moved to write more than one poem from the futon bed.
Kyoto tranquility
Stayed in the Garden Suite. It's even more beautiful and serene than the pictures. I walked in the door and my stress melted away. Everything is upgraded to perfection. Stayed about five nights and I can't wait to go back. Frankly, I would live there. Woke up every morning to the site of the garden outside the bedroom. Shower and bathroom is top-notch. It was 90 degrees and 90% humidity every day when I was in Kyoto. I turned off the A/C when I left and when I returned it took about five minutes for the place to cool down. The owner spared no expense updating this beautiful place.
This place is a gem
This place is a gem. It's tucked away on a quiet street, but located in the heart of east Kyoto (and walking distance to transportation, restaurants, and sites). The Old Modern is true to its title...it is historically authentic and stylish in design, yet has cool modern touches and amenities (Nespresso machine, refrigerator, washer & dryer). We were a family of seven and stayed comfortably in the Garden and Star Suites. The suites and common areas were clean and quiet (almost serene), and all the guests were respectful of each other (we actually never saw the other guests). Kyoto is a unique, amazing city, and our stay at the Old Modern enhanced our experience. I would add Junko and Saki were awesome! They were very responsive to our questions/requests and helpful in navigating restaurant recommendations and reservations. Our only regret was not being able to stay longer.

Loved our stay
We loved our stay at the Star Suite, such clean, minimalistic and beautiful rooms located in a perfect area of Kyoto! The suite was spotless and communication with Curtis and his Team was very friendly and professional. We cannot recommend this place highly enough!
Perfect place to stay in Kyoto!
My son and I are on a two week trip to Japan (Tokyo->Kyoto->Osaka) and we chose The Old Modern because we wanted an authentic place to stay while we were in Kyoto - and we hit the mark with this one! My son wanted to sleep on a traditional futon / tatami mats which the Star Suite has, while I appreciated the more modern queen size bed in the adjoining room (it was just the two of us, but this suite could accommodate a couple with two children or two couples). Both beds/rooms were extremely comfortable and the suite was elegant in its traditional design. The Star Suite is well appointed with a combination washer/dryer, high quality coffee and tea, refrigerator, and modern bathroom with a fantastic shower/bath. We loved the neighborhood and walked everywhere, with the train station and many great restaurants close by. Very quiet area near Gion made it feel like we were living in Japan, not just staying at a hotel with a bunch of tourists. There were other guests staying in the other suites while we were there but we never saw them! I cannot recommend highly enough…wonderful hosts, beautiful house, amazing neighborhood. If you are considering a stay here, don’t hesitate…you won’t regret it!
Fantastic location and stay
It was my favorite place to stay on our trip to Japan. We loved the ryokan room style. The zen garden on the main floor and library were great. Having the washer and dryer was great in the middle of our trip. Although it wasn't right in the heart of the touristy areas, I found it easy to walk to all the great sites (gion, pontocho alley) within 20-25 min. Train also was a short 10-15 min walk.
Absolutely enjoyed
We absolutely enjoyed our last days in Japan here - clean AND spacious! The old modern is not only a name - they really renovated well. We highly recommend to stay here Space for 4 on the star suite works perfect (we enjoyed it by 2)
Traditional ambience, modern comforts
I found Old Kyoto following a recommendation from family - so pleased with the choice - beautifully appointed room with plenty of traditional Japanese style combined with western facilities. Easy walking distance to food and attractions but in a quiet neighbourhood.
My (adult) daughters and I loved our last stop in Japan!
Excellent traditional Japanese
Excellent traditional japanese style suite, with heated floors and a super relaxing and quiet atmosphere. The hosts communicate proactively and even have a dossier with helpful information regarding lodging but also regarding local activities suggestions. Really worthy to stay if you want to go anywhere in Kyoto. Very close to Ninnensaka and Sannensaka streets, and with the metro you can go to Kyoto Imperial Palace, Arashiyama, Gion, etc.
Great Stay in Awesome Neighborhood
We had a really wonderful experience staying at the Old Modern Star Suite. It was in perfect condition, and such a cool idea to restore a historic home. Everything was clean and comfortable. We would definitely come again. Also, the neighborhood was very walkable and close to the things we wanted to see.
Such a lovely discovery
We are so thrilled to have discovered this wonderful place to stay in Kyoto. Perfect location - close enough to all the biggest tourist spots but nicely tucked away. Such a wonderful retreat from the world outside, with real authentic Japanese flavour. We would absolutely not hesitate to stay here again and wouldn't waste our time looking anywhere else!
First rate and professional host
Curtis is friendly and reliable, and I mean he is very reliable. My wife left a bag with an article of clothing and other important things in it at the property. The clothing was something we'd bought together on one of our trips, and it had sentimental value. Leaving it broke her heart; she'd thought she'd lost it. Enter Curtis! He made sure that we received the bag when we arrived at the next city in Japan that we visited. Curtis said he'd take care of it, and he did. (ii) The flat was clean, private, recently remodeled, and well-located. Parts felt a little fragile, like we might inadvertently break a sliding door/wall. But, that just meant we had to be a little bit careful. Not a problem, given we were guests in someone else's flat. The flat was, however, wonderful. Curtis left us coffee, water, clean towels, clean bedding, and laundry services in a quiet, private location. Thank you, Curtis. You are a first-rate professional and host.
I stayed in the Old Modern with my two teenage children and it was fantastic! Such a beautiful house and set of rooms, right near Kawai Kanjiro’s house and close to Kiyomizudera and Sanjusangendo. The washer was a nice bonus. Really lovely!
We stayed in the Star Suite for 3 nights and have nothing but excellent things to say about the experience. The Room is clean and comfortable, the location is fantastic, and Junko/ Curtis were extremely helpful with any additional requests. I would recommend anyone visiting Kyoto to stay at this location.
Star Suite review
Amazing place in a great location! Very traditional style Japanese accommodation and highly recommend for all travelers to Kyoto!
The Old Modern is a beautiful place to stay at in Kyoto. We stayed at the Star Suite. It’s got a two rooms - one is a traditional Japanese room with the futon bed and Tatami flooring while the other room is of western style. But the whole Suite exudes beauty with its simplicity and traditional Japanese windows.
Junko and Curtis were always available anytime over email and phone. They have enough information in the room in the form of a file repository which gives great recommendations for restaurants or Kyoto walks.
They have a beautiful inner courtyard which has a bookshelf with amazing books on Japan.
We absolutely loved our stay at The Old Modern. I highly recommend this place.
We had a fantastic stay in the Star Suite of the Old Modern. The suite was beautiful and spotlessly clean, with comfortable beds and a beautiful bathroom. We enjoyed coffee in the morning while overlooking the peaceful, quiet courtyard. The location was great and easy to get to the train station and tourist attractions. Check in was seamless and communication was great. Would highly recommend staying here to anyone visiting Kyoto!
A beautiful haven in Kyoto
A friend and I had three nights in the Star Suite which was perfect for us. The two sleeping areas are large, comfortable, quiet and very clean, with nice courtyard views from either side. The whole building has been carefully refurbished with clear goals to retain original features and a Japanese aesthetic, but to also incorporate modern comforts. Junko and Curtis were very helpful with all of my requests, including delivering a postal item to our door! I highly recommend Old Kyoto as a 5-star experience. I will definitely stay here again if I re-visit Kyoto.
Perfect for us
Our family stayed in Garden and Star Suites. It was perfect for us being 3 generations - private, traditional, beautifully appointed, whilst also being in easy distance from everywhere we wanted to visit. My parents in particular were absolutely blown away by the story of the building and the family who lived there before, the beautiful craftsmanship, super comfy bed, serene gardens and Mum loved your bath __. And Junko was always so helpful, wonderful to know we could always rely on her. Thank you for yet another wonderful stay. I look forward to recommending you to other friends as they come to visit, and also to coming to stay again.
The owner spared no expense updating this beautiful place.
like no other
We would definitely recommend the Old Modern, a rental like no other. Central, quiet and not touristy. Nice arty cafés and restaurants nearby. The appartment was tastefully decorated, an excellent mix of traditional Japan and design.

Very nice place!
My husband, teenage son and I stayed 4 nights in the Star Suite of The Old Modern. It was very clean, comfortable and convenient. The entire property is very well done. We thoroughly enjoyed our stay.
Absolutely beautiful
I stayed here with my family in the Star Suite and it was absolutely beautiful! The classic design made it feel as though I was staying in an ancient Japanese house which really added to my trip! The hosts were so nice and I can’t wait to come back!
100% a five star experience
100% a five star experience. Helpful, kind and friendly hosts, exceptionally clean and quiet space. The design is lovely and modern yet in perfect complement to the architecture and history. The location is in a residential area - a quick stroll to town and all of the shops and sights. Can’t wait to get back to Kyoto and hopefully stay again!
Beautiful, relaxing space
Stayed in the Star Suite and it was fantastic! Blends the best of the old world with just the right modern features - washer/dryer, awesome shower/bath, and heated bathroom floors. Beautiful, relaxing space in Kyoto with a stunning inner courtyard that brings the outdoors into the building. Great touches such as a table overlooking the courtyard make it a true "home away from home" for any traveller. Care that went into the space is self-evident. Finally, the staff was superb from the the very beginning of investigating our decision to stay at the Old Modern all the way through arrival. Would stay again in a heartbeat.
Wanted to stay longer!
We wish we could have stayed longer, as we are now truly in love with Kyoto. What an amazing city! The Star Suite could not have been a better choice of accommodation. Thank you for a wonderful stay! It is obvious that a great deal of effort has been put into restoring and preserving this beautiful machiya. The attention to detail is stunning! Recommendations were a great help, especially Kentarou massage service. Thank you again for a relaxing and comfortable stay! We will be back!

DESCRIPTION:
The Old Modern was built in 1928 by a prominent Kyoto architect as a residence for his family. It was meticulously maintained throughout the years, and the building underwent a complete high-end restoration in 2018. It is an architectural treasure, and a rare example of a "machiya" townhouse which is an eclectic blend of traditional Japanese structure with some very early "modern" Western details such as a fireplace, high beamed ceilings, and parquet flooring. The building has been designated by the City of Kyoto as an important cultural asset.
The entire house is very spacious, and consists of four suites, a common area, and two gardens. It's perfect for a family or group of up to 14 persons wanted to have the whole house to themselves. Circle Suite sleeps two persons, and Deco Suite, Garden Suite, and Star Suite, each sleep up to four persons. Each suite has its own private entrance. Circle Suite and Deco Suite are the downstairs/upstairs of the front building. Garden Suite and Star Suite are the downstairs/upstairs of the rear building. For additional descriptions and photos of each suite, please refer to the separate listings on our website. All of our suites have these features: mini refrigerator, microwave oven, electric kettle, television, high-speed wifi internet, washer/dryer, iphone, radiant heating, and high-end pillows with goose-down comforters. Also provided in each suite is a Nespresso coffee/espresso maker with a selection of coffee capsules, as well as an assortment of teas.
The Library is a common space where all guests are welcome to relax and enjoy our large collection of books on Japan, and Japanese art and design. The Library is bright and airy, and a huge plate-glass window overlooks the "nakaniwa" interior garden. We provide a customized map of the area, with dozens of restaurant recommendations. And we are happy to help with reservations.
We encourage you to take a moment to explore the invaluable reviews shared by our previous guests, both on this website and on Google.

The Perfect Solution for Large Families or Groups
If you're coming to Kyoto with the extended family or a group of friends, you will not find a better place to stay than the Old Modern. Each of the four units is self-contained, but there's a nice central meeting area with a compact library and some seating. Each unit has its own distinct "personality," but they all have some features in common: washer/dryers, beautiful bathrooms with deep bath tubs and excellent showers, Nespresso coffee makers (and all the fixings you need to make that all-important first cup in the morning), and comfortable beds. It's easy to overlook, but the most important feature of the units at the Old Modern is the information book you'll find waiting for you. The owner has put together a selection of restaurants and cafes from his many years in town and they are all winners. Best of all, his staff can help with reservations, which is an increasingly rare and valuable service in Kyoto. When I stay at the Old Modern, I often walk to Kyoto Station, downtown Kyoto, or up into the Southern Higashiyama sightseeing district. The Old Modern is in a quiet neighborhood, which you'll treasure after spending time in crowded sightseeing spots. Given the superbly responsive personal attention of the Old Kyoto group, the immaculate style of the units, the superb location, and the brilliant selection of restaurants that a stay at the Old Modern makes accessible, you really should consider booking the entire Old Modern for your family or friend trip to Japan. It's as close as you can come to guaranteeing a memorable stay in the Old Capital of Kyoto.
Beautiful and convenient
We had two families staying in the house and it exceeded our expectations in every way. The architecture is stunning and it has everything you need for a comfortable stay. There is plenty of space for your luggage, the bathrooms are modern and well equipped and the beds were super comfortable.
We booked based on the pictures but they don't do it justice.
The location is great with lots to see nearby and metro terminals a short walk away. Curtis and the team have also put a lot of effort into the information booklet which was fantastic.
One word of caution, once you've used the combination washer/dryers provided you'll be ordering one when you get home... ;)
Thank you so much for helping to make our stay in Kyoto fabulous!Write your caption here
A gem of a place to stay: beautiful building, very comfortable and a great location. Definitely recommend.
A lovely place to stay in Kyoto. Very cozy accommodations, well-located, washer dryer is a huge plus, and a beautiful space all around.
